Walk throughs
Our closing is tomorrow   and we have our walk through tonite. What should we do/be looking for/ask? Thanks so much for all your help through this process!

make sure all the fixtures are still there. check that the hot water works, flip all the switches, make sure nothing was damaged when the sellers were moving out (like the walls, floors, etc), and check that all the appliances work.

Turn on ALL the appliances, light switches, ceiling fans (if any), and all water. Make sure the hot water is working, too.
Make sure NOTHING that should have been removed is still there. They should not dump any belongings on you. If any repairs were to have been done, make sure they were in fact completed.

You should bring a night light with you and check all the outlets.
Open all the doors and windows to make sure everything is working.
Run all the appliances.
Run all the faucets and check for leaks under the cabinets.
Run the spigot for water outside.
Turn the heat up and make sure the burner is working/kicks on, same thing if they have AC.
If you have Oil check to see how much is left, so you know you are only reimbursing them for oil that is left.
Open all the cabinets and inspect they are in working order.
Check the Attic for anything they might have left.

Definitely do this, we didn't and we have one room in which none of the outlets are working right now!!! Luckily the electrician is already coming for something else.

if its colder than 55 degrees out the A/C wont kick on properly so dont be alarmed.

ask them to turn the heat up before you get there to ensure it works properly.
bring a copy of any riders (or review them beforehand) and make sure that everything meets contract agreement. .

If the house has CAC you may not want to run the AC. According to our inspector, you can cause damage to the compresor when running the AC in the cold. He suggested testing it out after 3 consecutive days of 65+ degree weather.

This is also true for a simple in wall or window unit.
