IMHO, if you want to wait a month to see if the house is still there, you just don't love it enough.

If you REALLY want it, offer what you think it's worth. If you an the seller can't agree on price, then you'll just have to find something better.

Thank you all for your advice. I do love this house and don't want to lose it, but I will wait about a month since they just lowered the price, before I put in my offer. I am prepared to bargain, but I will not pay over 400k. I am just concerned that I will not be able to get this back when I sell it in six years... (yes, we plan on moving in six years or so b/c of the school district, but we want to live here now for family and career reasons) I guess this is a risk we will have to take.

Just a little note, you cannot predict the future and although you may want to move in six years, things may prevent you from doing so. Therefore, you may want to consider that you still may be in the bad school district later on. Just a thought... Good luck in your decision!

I think if you have researched prices in the area, and you think this house is worth no more than $375, you should stick with your offer, but be prepared to lose the house. The owners may not even counter (though you never know, they might).

We received two really low offers for our co-op, and one I would say was a slap in the face. The other was not so far off, but it was lower than we wanted. We countered with both people, knowing they probably wouldn't or couldn't come close to our counter-offer, but we thought it was worth a try. But some sellers are very emotionally connected to their homes and may take a low offer personally.

And yes, I wouldn't count on this house still being around in a month. Things are heating up now, so if you really like this house, you should do something now, even making a low offer.

It's funny-- the real estate agent called me today to ask what I thought of the house and I told him we really liked it... He also told me that the owner hasn't even found another house yet, so I don't think that they are in a rush. I think that you are all right-- I may put the offer in at the end of the week-- especially since if it is accepted, since they have not gotten set yet, it may be August or September before we get in!
