When to list?
I'm going to have a lot of questions over the next weeks.
We are pretty set on moving down south. When should we put our house up for sale? I know the market is slow so I don't want to wait too long.
We can't close before 1 year on our house. So August 1, would be one year on our mortgage. Is it weird to maybe list now or in the very near future?
TIA..sorry for all the questions.

I would think the sooner the better - even if you do get an offer right away, you can then go find your house and make the buyers wait. (and they might have a house to sell themselves)

Right now the market is starting to pick up - people like to move in the summer, to coincide with the beginning and end of the school year. If you list within the next month, that would probably be good. Good luck!

You can close on the sale by August 1?
If so, you should list now. Most people want to be moved in by the start of the new school year (if they have kids). Buyers are starting to seriously look right now. Given your time frame, ready to close by August 1, now is a good time to put your house on the market.

yea that is the earliest we can close since we dont want to pay a pre-payment penalty on our mortgage.

agreed. just make sure you tell your realtor to make note of the occupancy date (august 1) on the listing. good luck!

i would list now. make sure your rea knows your time-line.
in the spring is when the market picks up because people are looking to move in the summer.

First I would make sure you have any projects done around the house that you want to get done.
Go over the house inside and out with a fine tooth comb - What I mean is look for things that may bother people coming to look at the house....
Like on my house the cement is cracked in my breezeway....I would fill in that crack if I was going to list the house
Then hiring a cleaning service to come clean your house from top to bottom.
Then do your research on real estate agents. Have them do comps in your area.....and then make your decision on an agent.
Thats the hardest part because you dont want to get stuck with a dud. Also watch the price that the agent will list your house at. You want to make sure that the price is right....not too high compared to the other houses in the area. There is one company that over prices your house to please you and then in two weeks they are lowering the price, and every other week after that they will lower the price.
You can FM me and I will tell you the realtor that does that
I would say the market is starting to pick up.
As soon as April comes and the weather gets better a lot more people will be looking for a home, so they can be in the home before school starts in september. Scott Scott
