I don't get it...
When a house on MLSLI has this as their price:
Price Range: $625,000 to $699,000
Why do they do that? Why don't they just list it at $625? Who would actually offer higher than that knowing they would take $625...

Re: I don't get it...
i looked at a house that did that in long beach. the owner happened to be there so i asked, out of curiousity, why it was listed the way it was. He fumbled for an answer but really, there wasn't one.

Re: I don't get it...
they do it so they can get people who are looking in the lower end of the range in and try to get them to bid more....the market isnt competitive enough for it

Ok I guess that makes sense. But they probably always just get offers for the lower end of the range then, right?
Does it also mean that they won't take anything lower than $625?

Re: I don't get it...
We went to see a house recently that was listed $499-$529 and the REA told us it was because the owner realized the house needed a new bathroom so he was making a $30K concession. I asked the same thing, why doesn't he list it at $499 then? REA didn't really say anything. I think it's their way of saying, don't think of making an offer lower than $499

Re: I don't get it...
I saw a house in Nesconset listed at $299,999-$349,999. I too found it strange, why would you do that, and basically it turned me away because they probably won't take anything less than $299,999

Re: I don't get it...
Its the same as when houses are listed that say auction. I think these people are stuck in a world of two-three years ago when it was a sellers' market. They are trying to start a bidding war.

Re: I don't get it...
it's kind silly IMO- it's like laying your cards out on the table
or someone saying the price is $10 but I will take $8
so of course you will offer $8

I agree, it doesn't make sense. Even people willing to pay $10 will still offer $8.

exactly! Or the REA can show them something else in their price range.
