What real estate agent should I go with

Our RE contract was up on 12/31 and I do not want to renew with the same agency. I have two choices:

1.) The first is a small company that only really does listings in my area and I believe only has the one office. A REA from their showed the house to 2 of his clients. Then when my contract was up he came back to see if we were intrested in signing with them.

2.) The second is from a very large company and one agent in particular is very well known in our area. He himself never came to show the house but 3 or 4 other agents from that agency did.

DH feels if we go with #1 it will be 6 months of the same thing that we just went through since we went with a private company the first time. The issue I have with #2 is why he didnt come around when the house was MSL for the last 6 months but drove by twice and left cards and then sent a letter.

Your opinions please?

I'd go with whoever you feel more comfortable with as a person. The name of the realtor or the real estate office doesnt matter (big or small), what matters is getting it on the MLS. which one is giving you a better commission rate? here's my advice as a realtor, tell whoever you list with to increase the selling brokers commission. that way you'll get ALOT of activity (if the commission is higher i work doubly hard to get it sold and search my buyer pool!). If the commission you're paying out is 5%, tell them you will list but only if the SBC is 2.5%. FM me if none of that made sense.

We just had the same choice to make and we went with number 2, and while I am not thrilled about the agents themselves they did have us a buyer within 2 weeks.

I would go with whomever sells more houses. at the end of the day, does it matter if they are friendly or have extra selling power?
