I think I'm ready..

I really want to start the hunt for a house. I am not sure if DH is on board, but we own a condo, and it has appreciated a bit. I think it would be a good time to go for it. Where do I begin? Multiple listings???

Good luck! You might also want to get the condo apprasied so that you know where you are starting from down payment wise and stuff since that will effect your mortage. You will have a better idea of what you can afford.

Also get pre-approved. Most sellers are only entertaining bids from those alreday pre-approved. We actually beat out another couple for a buy because we were pre-approved and they were not.

Well I had a talk with DH and it turns out he is not ready to look for a house yet. He is really driving me crazy right now! Chat Icon

Oh boy I hope hes ready soon b/c the prices just seem to keep going up and the rates. Maybe hes nervous to make the transition but I hope you can push him to do it NOW. there are many reasonable towns that are good to buy a house right now. good luck.

Maybe he is concerned about the increased mortgage payment.

Where a household making 100k a year... is already in a house and paying a mortgage. Where another couple making 120k a year is more concerned about the payments, etc and don't feel its time to move.

Different people have different views I guess.

DH just went on an interview for a position as a real estate attorney today. They got to talking and after mentioning that we had just gotten married and lived in Long Island the interviewing attorney said "your not planning on buying a house right now are you" DH explained that we are waiting for now and the interviewer said if he def suggest NOT buying right away, one of the points of the interview was how the practice was gearing up for whatever changes in the market were coming and were planning on focusing more on foreclosures ....That said obviously the man doesn't speak for the economy and we wouldnt base our decision to buy or not buy based on what he said, I just was very interested that a real estate attorney would give such advice to DH.

Funny you said that, DH cousin is a RE lawyer and he said the same thing. Unfortunately he said there are going to be a lot of foreclosures b/c long island housing is just too much money and that the salaries are not competitive enough to keep up. Economists are saying long island is going to be the rich or poor no inbetween- I truly hope they are wrong.

I forgot to add that he did say it is a good time to buy now if you allready have equity in a house/condo-

He feels we have too much credit card debt (which we have a lot) and he thinks we wont be able to get a house that we would ultimately want. However, we have a good amount of equity in our condo and I am ready to try for a house. I dont know what to do to get him on board. He thinks we should wait another year!!!!!!!!!!!!!!!!!!!!!!!!!!
