When all is said and done and you move in...

to your new home...what documents should should you receive? So I guess what I am asking is...after closing it seems like everything is done...we have had no more communication with anyone and haven't received anything but for some reason I feel like we should have.

I guess what prompted my question is lack of experience and the fact that our lawyer asked us to give the title guy a tip Chat Icon now I want to know what that tip was for...are we supposed to be getting something more?

I havent closed yet, but my BF did recently and they were told to give the title guys $150. Chat Icon When I told my DH, he was like - NO WAY, we are not doing that!

that is a gratuity that they get.

Shortly after we closed, we got a huge collated binder with all of the documents relating to the sale... contract, seller's disclosure, engineer's report, mortgage paperwork, etc...

Is this what you're referring to?

We also got a huge packet with all our closing paperwork which came one year after we closed from the lawyer. It had copies of the title, etc.

Its actually for work they will fdo. usually the title closer is the one who pays off the onld mortgage. Which is great so the bank does not try to forclose on your new house because of the old loan! This conversation has been had but title closers make an appearance fee of about $50. If you don't tip them that is usually all they make. Its up to you but IMO its kind of like tipping a waitress.

Okay...so we got copies of all of our closing documents at the closing. What I think I was expecting was (and again I have no idea what I talking about) a copy of the title or I guess the document showing what the title guy did.

as someone else said - you should get a closing statement from your attorney, which should include a copy of the title (or at least c/o's and survey). the MOST IMPORTANT thing to do with this is make an extra copy of the closing statement (the typed copy showing the breakdown of the adjustments at closing) and the HUD-1 (top left corner of the document is where this is - the bank does this and shows how much the closing costs, etc were) to give to your accountant for when you do your taxes.
you should also get your recorded deed within 6 months (in suffolk) and up to 2 years (in nassau). put this with the closing statement in either a safe or safety deposit box.
but most of all after you move in - ENJOY!
PS - you really dont "tip" the title closer. they get paid minimally from the company they represent and what they make as a "tip" is their actual pay for the closing - so if you "tip" $50, the seller tips $100, the they get paid $50 from their company, your closing lasts 3 hours, and now they go back to the office and put in another 2 taking care of the recordings, plus the hour they spent going over documents before hand - well they just earned about $33 an hour - some attorneys should explain this better.

The tip is so that they file your paper work soon. I know it seems like bs to tip them, but it is just what is done. You don't want them taking their sweet time with your paper work.

That is what I was told. I helps speed up the paper pushing.

I had to tip the title girl $150 - I had NO IDEA why but we did. I wish someone tipped me when I did my job right :)

We got all the papers we could - standard documents. I can't remember whch ones b/c it was a painful memory with those B*^C^Y women we bought the house from.
