Depends on your definition of high taxes....Hauppaue schools are good and taxes are low bc of industrial park.

I also think nesconset in smithtown schools, taxes can be under $12k.

Exactly - very good schools, but taxes can be a killer (although I was just speaking to someone who lives in my neighborhood whose taxes are about +$5K less than ours! Totally different size house and size property, but it is possible to buy there and not have crazy taxes)

Re: Good SD in western Suffolk

Taxes are pretty high wherever you go. It's Long Island!

I'm in Smithtown and pay $7,000 (roughly) after STAR.

Yes, across the SD line in Hauppauge right next store I could pay maybe as low as $5,600 (roughly) after STARR. For the same thing. I'm in a condo. I researched this when shopping.

But is $1,400 or so a year really going to make or break me?

When shopping, the highest for what I was looking for -- condos and small ranches -- was around $8,900. The cheapest was what I wrote about at $5,600. So, even comparing the largest to the smallest amount the savings are about $3,300... A year. That is around $275 a month. Not a huge savings lol.

So, to me, there's no way to REALLY save on taxes. I felt I had to go with the best rated SD for my son and you get what you pay for. It's worth it to me.

Of course, you have to compare apples to apples. Comparable sized houses to other similar houses. I can't compare my parents house which is very large to mine.

ETA - as far as what is "good" -- just go by what rates the highest based on stats. Newsday has a lot of this info.

Agreed. We just bought in port Jeff. Taxes are $7600 a year and we are in comsowogue school district. For us- we both went to private school our whole life so while having a nice area to live, a school district wasn't 100% priority because we know we will choose private school options.
However- taxes can and will go up, sometimes by a significant amount. So definitely factor in tax increases

Western Suffolk really isn't Commack or Smithtown...thats more central Suffolk. We live in Lindenhurst, our SD is good as is Babylon, West Islip, Farmingdale, Half Hollow Hills, Northport. Those are just a few neighborhoods that are good middle class areas with semi-reasonable taxes and a good SD. On the South Shore the closer to the water you go the higher the taxes obviously, also if you live in a village it will be higher too.

3V is great. But that's definitely not western Suffolk.

The Islips and Half Hollow Hills are great. So is Northport-E. Northport

Re: Good SD in western Suffolk

I feel like you can definitely find homes in good school districts with decent taxes. Although "better" rated districts tend to be higher, the home itself, such as sq footage and where it is within the town, can define the taxes.

For example, I live in EI, south of montauk. My taxes are 11K. Split Level 1400 sq ft. Original house, no extensions, no pool.

My neighbors taxes are 16K. Yet they have an inground pool and extension, house is now 2500 sq ft.

My friend has a ranch in EI, yet north of montauk. house is 1100 sq ft. their taxes are 8K.

so anyway, I wouldnt let high taxes in the neighborhood you like deter you. a lot has to do with the actual home itself as well.

I have to say that you can find a home for low or high taxes. Every sd has a range. We pay $23k in taxes, insane. I have friends in the same sd that pay like $6! HUGE diff.

I also grew up in Woodbury and went to syosset. Again, my parents taxes were over $20k, but then parts of syosset was more than half!

I don't think this is necessarily accurate. Im in Nassau but my taxes are 12k and I live in a top rated national blue ribbon school district. My in laws live in what is traditionally considered a very "bad' school district in Suffolk County and pay more than I do in taxes for a similar sized house/property. Although the property values in our town are very high, the taxes are relatively low for long island which was one of the reasons we moved where we did.

I know, but it's always good to get an idea of all areas for comparison reasons. And you never know, sometimes you end up finding something you love further out than you originally expected. Chat Icon Chat Icon

I'm recently separated and looking for a small house, 2 or 3 bedrooms, 1 bath maybe around 1000sq ft. Decent size yard. We're currently in EI and love the area, I need a good SD in a safe area, preferably south shore because I'm familiar with the area and closer to the beaches. House needs to be less than $300k, considerably less if possible. Condo or townhouse won't work because I need a basement and yard. I'm thinking Lindenhurst might actually work, although I'm not really crazy about the area.

If you want to stay in EI, what about Islip Terrace? A little cheaper/taxes lower and still EI schools.
