listing a house for sale/rent
can you list a house for sale and for rent at the same time to see which bite you get first?
also, if you're using a rea, how does that work with renting...how do they get paid?

If it's a rental, the person renting the place pays the fee for the Real Estate Agent.

Yes, you can list a home for sale and for rent at the same time. The MLS listing form has a section that says "also for rent?" and you can fill in yes and the rental price, so anyone looking at the sale listing will see it's also for rent. And then you'll have a rental listing on MLS, too. Sometimes in this situation, a seller will offer the rental as a "rent with option to buy."
And yes, with rentals, the tenant pays the fee (although sometimes landlords, esp. large management companies, will offer to pay the broker's fee to generate more interest). The fee is typically one month's rent, but some agents in some areas charge a percentage of the annual rent (e.g. 10%).
