Updating the electrical System
Our new house has a 100amp system and our inspector said it should be updated to 200amp but the owners refuse to do it since its considered an "upgrade". Did anyone have to do this and have any idea of the cost? Thanks

Re: Updating the electrical System
Christine,
Hi. Queen of Home Improvement here
200 amp is pretty standard these days. With all of the appliances, computers and other "plug-ins" an average house really needs 200 amps. Maybe an 80 year old single lady can live with 100 amps but you will have a growing family.
Most people get an estimate and at least split the costs in half. Try to find out what is standard for your size house in the area you live in and use that as your bargaining chip. If your box is only 100 amp, is it in good condition because it might be aging? What about the conduit going outside? What about the condition of the circuit breakers? What brand is your box? We had one that had THOUSANDS of law-suits towards the company... can't think of the name but coiuld look it up for you. All of those answers can give you leverage when negotiating this issue.
Can't really quote you prices because you are in CA. It can run about $1300-2000 here.
Too bad I have a great electrician that several people on the board have used.

Re: Updating the electrical System
We recently upgraded to 300amps (and some other work: 2 new boxes, added a mast, new meter, etc.) We paid $1300.
ETA: we kind of got a deal on the cost b/c my father is friends with the owner of the company.

Re: Updating the electrical System
I agree that it's considered an upgrade to get 200 amps and would not expect the seller to pay or split the difference for it.
if there was a structural problem or a leak somewhere, that IMO is a different story.

Re: Updating the electrical System
We're doing this right now on my Grandfather's house... we are also having the electrician do lots of other work, totaling about $5000, but I believe the breakdown for the upgrade to 200 amp was about $1300-1500... I can let you know when he faxes the itemized bill...
