Be careful they are not just trying to get you to bid higher. I am surprised 2 offers and they did not even view the house, not the way I would buy a house. Good Luck

I think they are lying. There is a home that we are interested in. Really interested in, but we did not make an offer. Well their realtor called ours to say an offer was made. We said, well we need someone to make a real offer on our home before we place an offer on theirs. We are now two weeks later and it is still not listed in contract or attorney review. The other "offer" said they came back with a contractor friend to look at the house and gave it a thumbs up. I have some reservations about the home for bug issues. Which is one of the reasons we did not make an offer. If it is meant to be it will be. We decided we were not going to bid against ourselves. Even if we end up not getting that house, we will find something. I love it. I really do. But they are also asking 40k over comps in the market. I would offer what their comp sold for or there about but not what they are asking. So with that said, I think that they are lying. No one puts in an offer without seeing a house. It is not 2005. Offer what you feel the house is worth. Don't let them play head games with you.

sorry but I think they are either blowing smoke or this house must be so desirable that everyone wants it...I don't see how ANYONE would make an offer on a house without actually seeing it first!! Don't pay more than you have to just because you fear losing out - there is always another home out there for the price you are willing to pay.

That's a terrible feeling!!! I can relate, as we were just in this position last week! If the house is priced right, it's going to sell. Our house was the only solid 3 bedroom 2 bath house in a specific area in Merrick for under 400,000. They were asking 340,000. Needless to say the house showed at least twice a day for 7 days (including Mother's Day) We put in an offer, then were told we probably wouldn't hear back because our offer was too low. We didn't want to lose the house, offered asking price and when we didn't hear back from the realtor, my husband called him. The realtor then said, there were two offers of asking price and $500 more would "sweeten the deal" for us. We didn't think twice as we knew we were getting a good house for a good price. They accepted our offer and we have no regrets! I don't know the games that realtors play but, you gotta be in it to win it!! Good luck!

Honestly it couls be a scam. Sit tight you never know what happens. The dollar amount should only be part of the decision. How much people are putting down, their pre-qual all come into play.

For the PP $500? I can't imagine that $500 would make me pick one offer over another. Seems kind of weird. I would want to get the most money with the most secure buyer. That doesn't always translate into the higest offer.

It does sound weird that two people would make an offer without seeing the house first...that's strange.Chat Icon

We are in contract on a house now... this was the 5th house we put and offer on.

I can tell you, two of the other houses we had offers on..kept telling ys they had higher offers,....we would go up a little....then the others went up. We kept questioning...are there really other offers?? Eventually we just left it as is...and we ended up losing the house for an extra 5k.. So YES those offers were there...and if we just would of went up a little one more time we would of had the house.

Here is another example... the 4th hosue we placed an offer on...said they were receiving multiple offers ( 4 or 5) after the first open house. That there were a ton of appts by serious buyers. WE were the first to put in an offer....but the owner wanted to WAIT to hear these other offers. We were then told...that the list agents had a buyer herself...( so it may work in her favor)...so we needed to UP are price.

We did up our price a 2nd time. OUR agent kept pushing and pushing to go up more. We got annoyed and said TAKE it or leave it. Welll needless to say they have been calling us 3 times since in the past 6 weeks to see if we are still interested in the house. ( we keep blowing the agent off and wont tell her we are already in contract on something else). So it makes me really wonder....WHAT HAPPENED to THE 4 or 5 other offers? I think they new the homeowners wanted a certain price and they needed to say whatever it would take to get us to UP the price. And that house is still on the market.


It's a tough call. The first story I shared- The house was priced fairly and DID have multiple offers and sold to someone else.

The last story- well I tend to believe everything this broker said was a LIE...and house was overprices...SO IT's still on the market.

If it's a great house and priced fairly....then yes they could have all of these offers. You never know- they could of had family check out the house for them and be olut of town buyers.

My advice is if it's priced fairly, YOU love the house...give your best offer.

i had a feeling about this house. i doubt they are "lying" about the offers, ive seen it. we wanted to put an offer in on our home before we saw it but my REA said "they wouldnt take the offer seriously if we hadnt seen the house yet"

just stick with you game plan. Offer the MOST that you guys feel comfortable with. try and make a connection with them Chat Icon

I honestly don't think its BS- this house is definitely priced right and we had a feeling it would fly.

I wouldn't get too caught up in trying to read into these situations and second-guess what is going on. It's not about winning a game or having the best negotiating strategy. As a buyer, a lot of what may or may not be going on behind the scenes is out of your control. If you are working with an agent, and have a buyer's representation agreement with them, then you have an advocate on your side who may be able to get you a bit more info.

The bottom line is that some sellers are motivated, some are not. Some houses are overpriced, some are priced right. Some houses get a ton of activity and interest and multiple offers, others don't. Most real estate agents are honest and ethical (because it is completely unethical to misrepresent facts to anyone, such as lying about other offers), some are not. And most of the time, you just don't know, other than to have a 'gut instinct."

My advice is just to focus on what you want in a home, and when you find a home you want, figure out what you want to pay for it and make your offers accordingly. If you sense there is a lot of interest in the home, then I would make your best offer and not try to play the negotiating game, but I would also be prepared to walk away if they don't accept your best offer. Definitely don't be pressured to go up and offer more than you intended or more than you want to or can spend because you are told there are other offers. But on the other hand, if it's a matter of offering $5K more and you love the house, then it may be well worth it!

I know it's hard not to get emotionally attached to a house, but if you can keep some detachment until you get an accepted offer, you will be able to think more clearly and negotiate in your interest better. There are a lot of homes out there, and everyone (including me) who has not gotten an offer accepted on a house they initially wanted says they are happier with the house they ultimately got.

Thanks Christine!! My agent just keeps telling me to focus on what I CAN control, which does not include the other buyers or the sellers. We put our best offer forward and a personal letter and we're just hoping for the best.Chat Icon Chat Icon
