Honestly, I don't blame them. In this market I would be slow to accept a contingent offer from someone who is not in contract to sell their home yet.

I would put your house on the market and if this house is on the market when you sell, then try again.

I have been a seller and a buyer (2x). I can understand where they are coming from.

Can you purchase this new home without selling your old one? If so, maybe you can show them documented proof of that.

But, if you need proceeds from the sale of your current home to buy the new one, they most likely will not entertain the offer.

Reason being, if they go into contract with you, and your home doesn't sell, their house will have been off the market for some time and they will have to start from square one.

Also, for your own protection, you don't want to be paying 2 mortgages at the same time in this economy. I would suggest selling your own home, and then once you are in contract then, you can house hunt. That is what we did.

Unless you can buy their house without selling I don't blame them. You never know how long it will take to sell yours.

You can sell your house and move to a rental. Then more sellers will take your offers seriously.

As a seller, I would never sell to a buyer who has a house to sell (with no buyer).

I can emphathize with your situation, but I always advise my sellers to SELL first, then buy (even if it means going into a short-term rental or staying with family.

As pp posters have said, most sellers will NOT entertain an offer that is contingent on the sale of another home. And any listing agent with a minimum of competence would counsel their seller not to! There is so much uncertainty as to when or if a potential buyer will sell their home (and so many factors out of the control of the seller whose home you want to buy), that it would be pointless to put a deal together. It would be a deal in name only, and the seller would have no protection.

I would just list your home now, and even if this home is not available when yours is sold, there is a lot of inventory on the market right now. I am sure you can find something that works great for you once your house is sold.

thanks everyone...I was just looking at it one sided...and at least wanted to know what we could get the house for before we sell ours...the thing is we dont have to sell...but just really like this other house and what it has to offer...

we shall see...if it's meant to be it will be!

this happened to us too. we wanted to know what we could get the house for, so we could lower our house price.

they wouldn't negotiate and actually sold the house to someone else for 40K less. So sometimes, people want out more than anything (this case was a divorce and a 2+ year listing)
