I hope so! I alternate between worrying that its going to sell too fast (and we'll have no where to live) and that its going to take forever to sell and we'll have to give it away...

but it looks like we're making an offer this week, so we may be listing next week (yikes!)

I think it would depend on price.

everyone loves our home. to look at. it's got a lot of character and old charm. the lot is a pretty good size. it has cute curb appeal. the light that my home brings in is just incredible. the views of the Hudson Valley are gorgeious. the original wood floors are seriously to die for. and now it has a working fireplace in the living room. it's 200 years old, but has state of the art innards in terms of heaters/furnaces/water treatment...etc. it's also in a pretty decent school district. and an outbuilding.

but it only has 2 real bedrooms. and no bath on the ground floor.

I think we'd get a lot of foot traffic, but I think it would be a fairly difficult sale as it is now to be honest even at FMV.

hell, *I* almost didn't buy it, and I LOVE my house.

but that is why I bought it. b/c I LOVE it.

we are toying the idea of a few major overhauls that would give us more living space. I think if we did any of those, we'd have a much easier time selling to a family.

If I had to guess, it would take a while. In the past few years we've had 3 houses on our block up for sale. One took about 6 months, one has taken about year and then one took about 2.5 years.

Very easy, when we bought a year ago it had only been on the market a few weeks. It is only 5 years old, everything is new, from siding to kitchen and bathrooms, so it would be easy, but I would NEVER sell it! I love it!Chat Icon

Our house would be easy to sell if priced at fair market value. Attractive neighborhood, good schools, and it's pretty much turnkey.

Now if only we were ABLE to sell it for market value! Stupid housing value slump...

I would hope mine would sell easily, but its all about finding the right buyer for your home.

I live in a good area, on a private dead-end street overlooking a park and within walking distance to the elementary school. I think my home would be diamond or mint condition and has a lot of nice upgrades including granite, new kohler bath, pvc fencing, central air, hardwoods, neutral paint, new carpet.

The only knock is that my property is very small and the deck needs to be replaced.

We're hoping to put our home up for sale next Spring!

I think we would sell relatively quickly. Two houses that were for sale on our block both sold in less than 2 months during what was then considered a really hard time in real estate, 2009.

What you think and what might happen are 2 different things. This market right now is really atrocious and getting a mortgage is not as easy as it used to be. That being said...

I thought our house inSyosset would go rather quickly a year ago we had priced it accordingly. Within a year it was dropped 100,000. A house in my neighborhood has never sold as low as what we will be selling it for in over 2 years. We are in a great school district, close to highways, good taxes for town. There was some workmto be done siding, central air... But that was reflected in the


now my friend who has had her house on The market now for 10 months, has a beautiful home in a very desirable location, house is priced right and nothing. we thought it would be snatched up right away....

so like I said, you never know what will happen in this market.

I guess location or other desirability factors are what I am referring to. So if you are priced right, how are your location and desirability and condition of the house?

I see some houses that are on steep hills or main roads, and I think that house has to be a hard sale even if priced fair.

Yeah but, in some areas I don't think the steep hills or main roads even matter as much as long as they are priced right. I looked at a house last weekend (first open house) and it was a very nice house but, it was on a pretty busy road and was up on a steep hill and had no backyard. But, it was a very nice house otherwise - really nice inside, nice size and it a desirable town. I thought to myself - who is going to buy this at this price. The house was gone in a week and they had 9 offers that day and the house went for asking or slightly above I think.

I guess my point is - it really all depends on the location and the price. If it is a really nice town people will grab at the lower price houses when the only detraction is a busy road, steep hill or poor condition.

I would love to say o yes it would sell like a hot cake but truthfully i realy dont think it will. There are a handfull of homes in my area for sale some updated others not but and they've been on the market for months if not a year... so im not holding my breath on a fast sale when we do decided to move.. It would prob be easy to sell b/c of location but we'd have to repaint 3 of the 4 bedrooms, both bathrooms (all of our colors are very much to our taste), finish the basement, level the backyard at LEAST, and do some (OK, maybe a lot of) landscaping to the front to get a decent price for it.

I had three offers in the six months my house was originally on the market - unfortunately the two that I accepted both fell through. That said, I'm back on the market... 3 bed, 2 bath in East Rockaway.

So it is a very tough question.

I can see why buyers would like my house (contemporary, completely updated, good flow, etc) but I also realize that it isn't for everyone.

I am not sure. We bought our house 18 months ago. Our house was on the market for a year before we put our offer on the table. The buyers had two previous deals, which fell through due to mortgage problems at the last minute. So I know at least there is interest in the house.

Unsure.

2 homes on my block have been for sale for a long time. Priced right, too.

One doesn't have a basement, and the other has high taxes....so maybe that is why?

As far as my own home....I jumped on it right away. It had everything I wanted, so I would assume someone else would want it, too.

I know this post was aimed at taking price out of the equation and just looking at other factors, but really, price is EVERYTHING.

A house can be a total dump, not updated - not even habitable! - but if it's priced right, it will sell. Maybe not to a couple or a family or the type of buyers that generally post on here. But there are a LOT of real estate investors out there looking to buy right now (which is a sign that the market has bottomed out and should start slowly heading back up again).

It's true that there's a lot of inventory and competition out there, but if a house is priced correctly for the current market, then it will sell. But the key is the "current" market (not 6 months ago, not a year ago, and definitely not 2005 top of the market, which is what many sellers wistfully refer to even now).

The goal is always to be the "best" house (in terms of condition, updates, features, and benefits) at a price point. So if you have a cape, and there are 4 other capes in your area on the market for $400K that are in equal or better condition to yours, then you need to price your house lower (even just nominally lower -- like $397,000 -- if it's basically in similar condition to the ones at $400K), and it will sell before the others. Buyers are very savvy these days (thanks to the wealth of info available to them online) and will not even want to LOOK at a house (let alone buy it) if they can get the same house for less or a better house for the same $.

Also, there seems to be a weird trend, at least in my area, where homes priced under $400K are selling well now (lots of first time buyers out there), and homes priced above $500K (including very high end homes) are still selling. But the ones priced in the $400K to $500K are much tougher to sell.

ITA - Right now our house falls into the 450-500 range, and all of the nearby houses for sale are also in this range. They have been sitting for months.
My house is updated and CLEAN and I still think it will sit, even at the bottom of this price range.

Hard. My house is cluttered. Needs new siding and windows and roof. No doubt I would sell it but for less $$$.

Once we do our extension we will have a new DR (attracting a whole lot more of families), new roof, siding and windows, it would be a rather easy sale.

I have a big yard for the type of house that we live in.

I think price would be the factor. We live in a decent neighborhood but we need to make updates/upgrades. We wouldnt take a loss though if we had a lowball buyer. We'd break even. BUt we plan on staying put for a few years to build equity and then go to our dream home :)
