Anyone know of websites for rent to buy homes?

We are considering "renting with the option to buy" and trying to find websites to look up homes. Are there any other good sites besides MLS and Listingbook? Thanks! Chat Icon

we were going to try this and we heard that it's just not that common anymore. I don't think there is a specific way to find them Chat Icon

On MLS, you can specifically search for rentals that have an option to buy. I know I can do it on the agent side, but I believe it's also an option on the consumer side (www.mlsli.com). There is a box you can check off for "option to buy," and then it will only bring up those listings.

I think it's actually a bit more common in this market, because there are plenty of people who are trying to sell, but will also rent the house if they can't get the price they want/need to get. So those rentals are usually rentals with option to buy.

Let me know if I can help you with your search. If you FM me your criteria (price, towns, etc.), I can send you listings.

Thanks for the info, we are already working with a realtor so i'm sure he'll be able to find us some options, but I like to look online too Chat Icon Also, do you think people would be more lenient to let you have a small dog at the house if you are planning to buy it? I see that a lot of the rentals say "no pets" and i can understand that if you are just renting but if we are possibly going to buy it then I would think people would be more lenient right?

I don't necessarily think that the option to buy thing will make a landlord more lenient about pets, because you are not obligated to buy. The option usually kicks in at the end of the rental period.

But I know that most landlords want to say "no pets" on the listing, but in reality, will consider taking a pet, especially for a financially qualified tenant that they want to rent to. Also, if you are willing to pay a pet fee or extra security deposit, that usually helps, too. So I would not be dissuaded by the "no pets" thing, as it is often negotiable (esp. if the pet is small).

Good luck with your search!

(By the way, I don't know of any other sites -- other than mlsli -- that will let you find the rentals with option to buy and separate them from other rentals.)

Re: Anyone know of websites for rent to buy homes?

I am renting a house right now that we are in contract to buy in October. The LL approached us and said he would apply 100% of our rent payments until then to a DP. We also put 3,000 down as earnest money at contract signing. There is a mortgage contingency in the contract so if, for some reason we can't get an acceptable mortgage, we can continue to rent.

Applying 100% of the rent is etremely generous. Other homes I've heard of 30-40%...when we found this house-it was for rent after being on the market for almost a year. I would say to look for those rentals...thos are probably your best bet.
