Cost of architect's service?
How much should I expect an architect's fee to be?
We are moving forward with lifting our house to excavate the current foundation, pour a new one, and finish the basement.
The house movers won't give us their estimates until they see at least tentative architectural plans.
It'll involve moving our utilities (furnace, HW heater, forced hot air, CAC) plus plumbing to another part of the basement, designing stairs (both internal and OSE) plus outlining additional plumbing for a workshop, wetbar and a 3/4 bath.

Oh, Julie - what we have going on is probably NOTHING like you and Ray had last summer (twins on the way, selling your house, your moms, buying the new one)!

Honestly? It depends on the architect, how much experience they have, what you're asking them to do, are they licensed or are they just someone who's doing plans and then has to have them signed by a licensed architect? It all makes a difference.
I work for an architecture firm, so every fee is different. I'm sorry I can't be more helpful. What I will tell you though is that you'll know it's a good price if other quotes come in close to the one you're getting. If you get a real low ball offer, someone might be trying to "buy" the job.

What I will tell you though is that you'll know it's a good price if other quotes come in close to the one you're getting. If you get a real low ball offer, someone might be trying to "buy" the job.
Thank you! Our first quote seems VERY reasonable but there were typographical errors and mistakes in it (ie the quote is for new residence, when we're doing a finished basement - ?, his bullets list should say 1,2,3,4, but instead it says 1,2,4)...
We have another architect coming later this week - hope to hear another estimate soon and then we can compare.
