Moving in/Moving out/Leases Advice?

Moving in/Moving out/Leases Advice?

So we decided on an apt! And FH moves in Mar 1.

We're going to meet with the new landlords tomorrow to finalize the details. I'm looking online, but is there an article with a short version of what should be in a lease? Or what's automatically expected even if it's not in a lease?

FH is also moving out of his place. It's an illegal apt and there was no lease. He did leave a security deposit. Do you know how long before we get that back? Do we do a walkthrough with a landlord?

Any general advice you have on moving or planning to move is MUCH appreciated. I'm new at this and pretty overwhelmed since we have the wedding soon too.

many leases are very standard and have the usual stuff on it. some LLs add a rider to it, that can say stuff like no dogs and you need to put carpeting on 80% of your apt.

Your FH definitely should do a walkthrough with the LL. Since its not a legal apt, he wont have much protection if the LL doesnt give him back the security deposit, so he should ask him straight out for it back.

with the three illegal apartments I have rented in the past, I always got my security deposit back the day I moved out/gave them the key.

each lease is different but just make sure it talks about electric, heat, HW, snow removal. Pets if you have one. Notice on moving out.

As far as the apt you're movign out of illegal or not he has to give 30 days notice. If there is no lease then my default it is a month to month and you would have to give a month notice when leaving. The security deposit might be returned right away but should be returned within 30days.

A walk through should be done in the new and the old place to check for any damage. For the new you want anythign noted in the lease so you are not liable for it on move out. The old place you want to walk through with LL so they can't say there was damage that wasn't really there
