Re: newport RI?
We were just there last weekend and we had such a good time! We bought the 5 mansion pass (if you are going to see at least 3 mansions you should get this, it just comes out cheaper). We went to the Breakers (you will spend the most time here), The Elms, Marble House and Rosecliff. I think the Breakers, Marble House and the Elms are a MUST. Rosecliff is ok, we went bc it was raining.
We also drove down Ocean Drive and went to Castle Hill for a before dinner drink. Beautiful views from the lawn and outdoor bar.
We also did the Cliff walk, went to Touro Synagogue (oldest in the US) and walked around Thames street. We were going to go on a sailboat ride but it was too cold and rainy when we were there but you could look into that also. There are also 2 wineries nearby that we are planning on visiting next time we go.
As for restaurants, for lunch I highly recommend Brick Alley Pub (my DH said this was the best lobster roll of the trip), and eating at outside patio at The Black Pearl. For dinner we ate at The Mooring and at Scales and Shells. Both were awesome! but fyi, Scales and shells doesnt take credit cards or reservations but it is def worth any wait that there is (and you could just have a drink at the bar while you wait).
I also recommend Kilwin's for fudge or ice cream, everything there is delicious!
Have a great time!
ETA: we stayed at the Attwater Villa. Its soooooo reasonable (probably the least expensive place in Newport) and breakfast (bagels, cereal, fruit, pastries, etc.) and parking are included. Its not fancy but its clean and was perfect for what we needed it for.

Re: newport RI?
We went last year and stayed at the Viking. Very nice hotel with a spa, restaurant etc.. We booked the day before we left and got a room with a king size bed for $109/night. Its about a 10 minute walk to the harbor though. You have to go sailing during sunset. It was so beautiful we went around the harbor and had a choice of beer or champagne included. We did a also played clue at one of the mansions it was alot of fun. They left notes in different rooms and we had to solve the murder. The actors were all in costumes. We did some tours of mansions and there was also a ghost tour that we wanted to do but didn't have a chance to. It was so last minute that we booked it but we had such an amazing time!
