How do u know how much to offer on a house?
If you don't have an agent, but you have all the stats and u think they are eager to sell?

I would love to know this as well! It's very hard to decide how low to bid, you don't want to pay more than you need to, but also don't want to offer so low that you aren't taken seriously and are passed over..

if the house was JUST listed, you can't go super low
but, if it has been on market awhile, you have more room to bid lower.

It has been on since July and has lowered the price 5 times since then. Going down 50k. Maybe there are underlying issues, we shall see...

maybe then bid 20k lower? it can't hurt, and gives them room to bargain.
they sound desperate, which is good for you as a buyer
