I guess this is a good sign...
So we havent done anything with our house except put the sign outside and list on FSBO.
we've gotten a bunch of calls and emails, mainly from realtos over the past 2 weeks. A few people asking questions about the yard and taxes etc.
One woman and her MIL came to look at the house yesterday ...they loved it and said it was the nicest one they have seen in their search so far etc.
She emailed my husband a few mins ago putting in an offer of 50k below our asking price. Obviosuly we arent going to take it, but I am happy that the first person to actaully see it liekd it enough to put an offer.
Maybe we will be able to negoiate a bit with her, but Im still just happy that it got such a positive response

I think that is a great start.
Someone once told me that your first offer is usually your best. I am not sure if I heard that here, on tv or from my REA. When we sold our home the asking was I think $40K below asking and we ended up I think $15K below asking.
I wouldn't turn them away so fast and really work with them.

the worst thing you could do is just say no thanks
in my experince your first offer is usually your best...my dad always says that too and he was a big broker back in the 80s/90s
coming with a parent is normally a good sign...as long as the parent agrees- if they don't- it's the kiss of death!

Based on our experience selling Mom's house, I'd agree with Beth on this statement. We lost out on tens of thousands of dollars because we thought we could do better. What we got was embarrassing.

We are going to def. counter offer.
There is NO way that we can accept 50k below asking. We'd be taking a pretty big loss and this is literally the first person who we even showed the house too.
she's got extenuating circumstances too so I am not convinced hers will be the best offer at all.
