Leak - help!

We've only been in the house 12 days, and already so much drama. Here's the latest:

We have a puddle in one of our closets downstairs. The back of the closet is at the back of the house (on the other side is the backyard), and the sheetrock is soaking wet. There are cracks near the floor and the carpet is wet/ruined. Bugs are coming in through the holes near the floor. It's starting to smell all moldy, and there is mold growing on one of the closet walls. When you look at it from the outside, it truly looks like the previous owners used BATHROOM CAULK between the patio floor and the wall to the house. It's terrible. Between the bugs and the smell, neither of us want to be in that room.

So... who do we call? We tried a couple of waterproofers we found in the phone book, but they only do basements. We tried "leak" people, but they only do the cosmetics - the sheetrock, carpet, etc. We need someone to rip up that part of the patio, dig down 6 inches, pour concrete, rip up the sheetrock, put in new sheetrock, and test for mold problems. DH talked to our lawyer today and they both think we should sue our home inspector, btw. I can't deal. This is too much drama. Moving into a new home is hard enough already, and then we have the storm with the tree falling / blackout, and now this!

maybe that show - Holmes on Homes on HGTV did u ever see that? I would definitely talk to ur lawyer about suing the home inspector. Should have seen that one coming - in the meantime start getting the names of some good contractors. I'm so sorry you have to deal with all this nonsenseChat Icon Chat Icon

you can either call a GC or you need to get separate people. The concrete work would be by a mason/concrete company and the drywall would be done by a carpenter.

make sure the workers are all licensed and insured and check references

OMG, I'm so sorry this is happening to you. I think you should really get two separate contractors. One masonary, one contractor for sheetrock. I can recommend my masonary guy, Fernando. There has been lots of talk about him on this board lately. You can call him and see if he would do this kind of work. Otherwise, I would recommend using Service Magic. We have used some contractors on there before and have good luck with the contractors on there. You still need to do your homework and make sure they are insured and licensed. Also call and find out if they are in good standing with Nassau or Suffolk....if there are any complaints against them or not. GL!
