After I put in a bid and it is accepted, can I stop the seller from showing the house to others?

I put in a bid for a house and it was accepted. But the real estate agent of the seller is continuing to show the house to other people until the contract is signed. Can I stop this from happening? I would hate to spend money on inspectors and then someone else gets the house. It seems so wrong.

until contracts they are allowed to show it, but they should give you the first right of refusal (meaning if someone bids higher than you, they will still sell it to you, but at the higher price)

Legally they are allowed to show it until contracts are signed. When is your inspection? You can also sign the contract now with a stipulation that the sale is "pending the inspection report" if you are that worried.

Our house is on the market, we accepted an offer and hopefully will sign contracts any day now. Our agent is still showing the house. I hate it, I really want to say no to showings, but at the same time, a million things could go wrong with the first buyer that might make the deal fall through.

I agree with the pp's ...
The seller's are covering themselves. For all they know you could walk away, not get a mortgage or change your mind after the inspection.
Hang in there! The seller's are probably just as worried as you!

We are in contract for my mothers house and the house is still being shown. We are supposed to close by the end of the month - G-d willing. Chat Icon

This happened to us too. I did make them agree that they would pay us back the cost of the inspection if they went with another offer. They agreed. I don't think that they have to do this.

wow, i wish i had thought about that! although, in my case the seller's never signed anything so who's to say they would have paid us back for the inspection.

we lost a house because of this. the seller's agreed to our price, we signed the contract, did the inspection and the seller's continued to show the house. we found out they accepted a higher bid after we had the inspection done. they would have sold us the house for the same price but we weren't willing to go that high.

I just had a buyer lose a house last week b/c the listing agent was still showing it - the owner thought he "could" get a higher offer. He didn't so far and we are on to the next house and thankful we didn't pay for the inspection....

So they can still accept bids even after you sign the contract and give some of the down payment????

Once you are in contract the house comes off MLS

I think she meant the sales binder

You would sign that to put the offer in

When we were buying we made that a condition. We said we wouldn't go through with it if they kept showing the house. They had an Open House scheduled and advertised but they heeded my wishes by telling people that the house was under contract and then asking them to take a look at their other listings. I know for a fact that they really did it because I sent 2 people to the Open House.

I believe it doesn't have to come off MLS... but the RE side of MLS has to show it as in contract (something the buyers can't see).

yes- it becomes unavailable on the agent side

if the listing is updated correctly with the contract date

so if you want to see house and ask an agent to set an appointment- I would not be able to find the house under available and if I checked unavailable it would show the contract date

When we bought our house we had signed the contract but the owner stalled signing for a few weeks. She was so sure she could get more money so they kept having open houses. However no one but us was stupid enough to want this house Chat Icon Chat Icon

We were doing the engineer report on our house and there was another couple in front of the house with the agent swooning over the house. I wanted to deck them...

Its important to get into contract as quickly as possible!!!!!!!!!

we had our inspection and they were having an open house at the same time so I told the people who were looking at the house that we already had an accepted offer and they quickly left.

at least you didn't steal the signs! that has happend to me a few times....luckily my broker is cool and gives them to us for free

but we would also never do an open house with an accepted offer- we stop all showings

unforunately they are allowed to show it until there is a signed contract between 2 parties.
