hardwood floors - chocolate colored

how do i buy them?

unfinished? pre-finished? what type of wood is good for kitchen, hallway and dining room?

if i bought unfinished, do i have someone come in and "color" it the dark brown?

what's the best way to do this if i DIY but want real wood, not laminate?

I dont know "how to" but we did find lumber liquidators very helpful and they have a great selection of floors. I would start with them. Try to go during the week they are very busy on weekends.

I've usually seen unfinished wood floors installed and then they are stained and sealed.

Lumber Liquidators has prefinished hardwood floors that can be sanded and stained again in the future. So they just need to be installed. So it's possible to DIY this project probably.Link

Look under "Solid Hardwoods". You will find the prefinished hardwoods there. Just make sure that it already has poly on it too.

if you want to use unfinished wood, and have them stained more then likely you will need to be out of your house for a day or 2 while they dry and smell.

it could even be 3 days depending on how big the area is. unless you can handle the smell and can stay off of them.

So if you can, go with pre-finished.

BTW I Chat Icon love the dark floors. I was talking with a friend who installs them and said they a re a PIA to keep clean that you see every bit of dust, but i still want themChat Icon

If you are on a slab foundation, or the kitchen is on a slab, I would find out about installing wood. I don't think you are able to. I wanted wood floors in our kitchen but DH told me no, I just don't remember why. It could that you can't nail it down and I think moisture issues from the concrete.
We ended up going with a laminate that has a real wood look and feel.

If you are not on a slab and want them, they look beautiful the only real downside is that you will see every single scratch. My previous boss has Santos Mahogonogy (sp?)in his kitchen and dining room and that was the one thing that he complained about. He has 2 kids and a dog, but the dog wasn't very active and the kids were young when he had them installed.

I would also go with pre-finished. A lot of times the manufacturer has a warranty on the finish and it is good for 20 years. It might be cheaper too in the long run.

Thanks you for your input! we are calling Heather's friend today to pick his brain on our options. we'd like to get this thing hashed out to figure out if we should go with tile, or hardwood (engineered, not totally hardwood). i'll let you know what he says about putting down on a slab...

I had dark floors wood floors in my last house, they looked beautiful. BUT they were the biggest pain in the as to keep clean. I went with English Chestnut for my new house, they are def not as dark but hide scratches and dirt much better!

i personally LOVE natural unfinished hardwood floors (that are then finished) over prefinished wood floors. If you get the prefinish see if your budget allows for handscarped. I just find it more natural looking.

Based on my experience, I would think it's the opposite! I have dark hardwood floors throughout most of the house and the floors that were unfinished (golden oak) showed dirt WAY FASTER!!!!

The only room that I have that shows dust is the dining room because it's closed off so there's no activity. And the dust is primarily under the furniture. It's not like the whole floor looks dusty. It's a quick fix...just vacuum and/or swiffer.

I'm not sure if he does the engineered floors but unless you want to put plywood down first you won't be able to install hardwoods over a slab. but that's why most people use the engineered over it because that can go over it. He might do that though. Let me know how it goes.
