LYNBROOK 101

DH and I are on a hunt for a home, we have looked all over Queens, many parts of Nassau and Suffolk. After a year of looking we decided Suffolk is too far from our families and taxes are crazy. We do not have children yet but hoping to start a family soon. Anyway, we drove through Lynbrook today and it looks very nice. We don't really want to spend more than 550K considering we figure taxes are at least 10K. I would appreciate any tips/advice/information on Lynbrook in general. Neither one of us have to commute to city Chat Icon Thanks for all replies. Also we looked at 5 homes today in garden city, forest hills, and Massapequa. Looks like everything needs work, so price point has to be even lower if everything needs to be redone.

I grew up in Lynbrook. I went to Valley Stream district 24 schools.

I can answer any questions you may have.

There are a few different areas in Lynbrook, and 4 different school districts. Lynbrook District 20 is the first, Valley Stream District 24 is the second, East Rockaway is the third and Malverne is the Fourth.

Lynbrook is a village and the taxes usually start around $8000 and can go up from there.

My parents had a 10 room house and in 2004 when they sold their house, the taxes were $10,000 a year. Village taxes go up often, and the home owner has no control over them.

Since it is a village there are also many rules that the home owner needs to go by, including no parking on the streets between 3am and 5am. Also most parking on the street in town is metered.

I am sure you can find a nice property for the price point you are looking at.

We're buying in Lynbrook (ahem, see above Chat Icon), SD 20. There is a fifth school district in the town in addition to those Scott posted - Hewlett. We only considered 20 (Lynbrook) but Hewlett is a great district too. You'll get mixed reviews on the rest.

I grew up the town over and my mom lived in Lynbrook for about 4 years so I'm fairly familiar with the area already should you have any questions.

We did a brief drive through yesterday. DH likes the area south of sunrise that is comprised primarily of Tudor homes. Is that area considered more or less desirable than North of sunrise? Also are there any areas to avoid?

OK, call me nosy but I had to lookl since DH and I may be intersted in that area (if we're able to unload the current albatross!) Chat Icon and that house is awesome- I love the entryway/window seat. Older houses are the best.

We live close to that area - a little further down Peninsula in the Gibson section. It's a great area, close to pretty much everything! Chat Icon

That area is called Piccadilly Downs - it's very pretty. Most of those houses, however, will be Valley Stream 24. If the listings are to be believed a few of those houses go to SD 20 but frankly, I have my doubts Chat Icon

Lynbrook is a nice town. When we were looking at houses in 08 the taxes in Lynbrook were nothing lower than $8500 and some were $12k.

I grew up in Lynbrook and my parents still live there. I love it - One of the more desirable sections is the Westwood area (IMO) it is close to the train and is adorable.
IMO I think the Lynbrook and Hewlett SD are the better ones. I was Malverne SD and I went to private school. I live in Malverne now, that is a very nice town as well, however the SD is not desirable. Please feel free to FM me if you have any questions - I have been there for 28 years Chat Icon

Lynbrook is nice, high taxes, their own pool, lots of programs. Valley Stream 24, Lynbrook or hewlett schools, and malverne too...

Easy commute to everything

I grew up in the area that you call Piccadilly downs but I never heard it being called that before. The real name is called the Yorkshire section of lynbrook. My parents house was on Tottenham rd which was a great block when I was growing up there.

my aunts, uncles and cousins all live there and have lived there for a while. a few of them live in the westwood section which is nice, another one of my aunts lives south of sunrise highway which is nice too... both in SD 20 though. i would look there myself but from what i have seen the taxes have been too high regular plus village tax. good luck!

DH and I bought our house in Lynbrook before TTC. We picked it specifically because we both needed a short commute to NYC (35 mins on LIRR), and we wanted a really good school district (SD #20). We live south of Sunrise Hwy and love it! Our house is in a non-incorporated section of Lynbrook so we don't play village taxes. We find it to be a bonus Chat Icon

I know the area too and I know there is a street called Picadilly Downs but I never heard of the area being called that. All the streets are named with very English names. regardless, the area is very nice IMO

My stepdaughter lives in Westwood with her Mom, her maternal grandparents have lived there for 40 years. SD's Mom pays about $12,000 a year in taxes, the house is not big and the property is TINY. They are in the village so that adds about $4,000 to the taxes. Prices in Lynbrook have certainly come down and it looks like there are some great buys there now.

Like every school district, there are good and bad things about #20, SD is in 10th grade now so she has attended West End, North Middle and now the HS. One thing that has always impressed me is their music deptartment.

It's listed that way in quite a few listings, though I have seen Yorkshire as well. Either way, while it's a pretty area it is VS 24 for the vast majority of the houses - that is what I was trying to relay to the OP.

DH bought his house there about 6 years ago and I moved in about 3 years. Nice area... high taxes, but great location. Close to everything. DH is a contractor too so if you do move and need any fixing up let us know
