When does the house come off MLS??
So, YAY!!! We are officially in contract. After many, MANY months we have found a house. We got back the contracts from the sellers signed. When does the house come off MLS??

Alot of times realtors use the house as a "bait and switch" tactic, which i believe is illegal.
but, they get the phone call from prosepective buyers on your house then say, "no, it's in contract, but have another one just like it..." etc...

they do this ALLLLLL the time!! I called on so many properties and heard this. it was so annoying. this is illegal??

oh no!!! the house isn't worth the wait?? the people we are trying to buy from are dragging their feet with a move out date, but losing the 8k is worth it since the house has everything we want. GL I hope you find something else

I agree. Is the tenant in an accessory apartment or renting the entire house?
I wouldn't let a tenant turn me off of a house. Just not renew the tenant's lease or terminate their agreement if its a month to month.

There are 2 tenants in the house. One on the main level and one in the basement. Also, the seller has NO CO for the finished basement, and will NOT get the CO for it. So, this is an expense we are NOT willing to make.
The house does have everything we want and are looking for, but Im not willing to be homeless with a 9 month old, while they take their time moving out of MY house. Legally the tenant has more rights than I do as the would be owner. so, PASS.

I am in the middle of doing the RE thing online, and from what i have learned thus far, i don't think it's "illegal" but it isn't ethical.
this happened to me when i was looking a while ago. this time around, i have to say i think realtors are behaving better.

it's neither illegal or unethical (IMO)...houses fall out of contract all the time
I was in a meeting today with a broker who has taken me under her wing and she got a call on a house that just went into contract (yesterday so still on MLS)
the house the person was calling about was totally not what they were looking once the broker started asking questions
after a 5 minute conversation she made plans to show her 2 homes that were exactly what she is looking for and in her price range
I would hardly call that bait and switch or unethical

ITA...Often it leads brokers to showing buyers a property they want.
At the very least they have your # and if the deal falls through (as many homes in contract do...) they can call you
