Wow your tenant sounds like a real winner. I wish I can pay my mortgage optionally.  We rent out our house out in FL and use a property manager due to living in NY right now and she has been wonderful. They take care of everything for a 10% fee of the rent every month. They make sure the place is immaculate before and after each tenant. They get all the calls if anything breaks and then we get a call from her saying such and such is broke what do you want to do. If the tenant is late they get on his case and HALF PAYMENT is not an option. If he fails to pay at all they evict him for us. Did you see into about hiring a property management company It will be less stress because it has been for us.

It's beautiful out there.
Wish I could move out there. Real estate is rock bottom.

I may do this but I have a few things to investigate. Also the rent is so low that it doesn't cover the mortgage now. If I have to lower the rent and pay a fee I might as well take it as a complete loss.

he sent another chunk of the rent with a two page letter telling me about his brother in law in Idaho and how he got rehired because he does snow removal.
I explained to Dh that he is paying about $200/mo over market right now and maybe we should just tolerate the late payments. We do eventually get our money..he's never not paid, albeit late.
I wish I could sell it.

I spoke to a rental agent and she told me to just suck it up. She said these condos are not renting and some are sitting without tenants.
Makes me sick to my stomach.
