My tenant-get this

He sends half the rent 10 days late and tells me in a note that people are being laid off in his firm and he had to take a 7% pay cut and his brother in law was laid off and had to help him.

NOT MY FREAKIN PROBLEM JACK!

DH is now on the case and I'm actively looking for a new tenant.

What a loser.

This is not the first time he has pulled this BS. He's done.

He thinks rent is optional. Oh, I think not!

his lease is up Oct 31. I will not be offering him a renewal no matter what.

Wow-that takes a lot of nerve. It is too bad he is having a problem, but you are not his Mommy. Thank goodness his lease is up soon!

Re: My tenant-get this

Unreal!!! This just happened to a friend. The tenant sent the check after my friend had to call and ask where it was and it was only half, her DH got laid off, but had another job coming in. They got caught up and then the same thing happened the net month, turns out the DH's "new" job fell through. Total breech of a lease.

This is why I think I cuold never handle being a mandlord, I would be pizzed and I have quite a temperChat Icon

Good Luck getting a new tenant!Chat Icon

Re: My tenant-get this

This has been going on a long time and I have been more than tolerant.

He keeps telling me how the complex has gone downhill and he could rent something for less somewhere else that is nicer and that the market is really soft and I eventually get my money so I should be happy.

WHAT?????

I'm done with this loser.

I've had so much stress with this.

I would be fine getting less rent for not chasing someone every freakin month. I have so much anxiety about it.

He has bounced checks, paid me a month late in April and then was offended that I charged him late fees.

He has been late 19 out of the 21 months he has rented from me. If it was once in a while, fine, but it's always the case.

He thinks I'm a sucker..he has another thing coming.

His brother in law lost his job. in April someone else needed money so that's why he paid me a month late.

Rent is first buddy..nothing else gets paid until rent gets paid.

Have you ever heard of such BS?

Oh yeah and I should be happy he didn't destroy my apt like some other tenants have. He's a giant azz. I had someone come in to inspect my apt and he treated her like crap so she didn't take his crap and he told me it was rude.

He practically broke my AC unit by not changing the filters and that's in his lease.

Wow. People are just unreal.

At least his lease is up soon, so you wont have to put up with him for too much longer.

I already called some agencies to get another tenant. I will have to give a month free or something because that's the way the market is going but I hope to have someone in there who doesn't think paying rent is optional.

Re: My tenant-get this

I have been so easy going about it and happy to have it rented but this is just stupid. If I was physically there I would be all over him. The condo is on Phoenix.

Hey if anyone needs a condo in Phoenix to rent or buy, let me know. Really nice condo with a lakeview and incredibly close to shopping.

I remember you posted a similar story months back and I said it's time to send the 5 day late letter to start the paper trail.

That sucks. Time to find a new tenant.

Re: My tenant-get this

Ugh, what a nightmare.

Tenants can be so ridiculous.

We have tenants and the other night we were outside and happened to look up at the house adn their bedroom windo was broken. We asked them about it, they said it just shattered when they tried to open it. So they put plastic over it and never told us! There is broken glass still in the frame covered with clear plastic. It's horrible. So now, this weekend we need to replace that.

Re: My tenant-get this

Funny thing is he had really good credit.

He must have paid his mortgage at the bank.

He is going down. I'm done with this.

The management of the complex is getting a call tomorrow to help me keep an eye on this dude.

Make sure you give him plenty of notice. On top of that he could go to court and stay in the apartment and not pay so you need an eviction notice asap.

Re: My tenant-get this

I just spoke to an agency to rent it out. The one that got me this loser. The rents are about $200 less a month right now than what he is paying. I knew the market was soft but yikes!

I agree with this...attempting to get rid of him quickly might be tough and cost you waaaaaay more at the end. Just tell him to start looking for another place and that you're not renewing his lease.

I want to get the ball rolling on some new prospects. I will give him at least a month. He has to give me 45 days notice.

DH is going to flip when I tell him that we can't even get what we get from him for rent.

Sent him a certified letter with receipt so he can't deny you gave him notice.

Meanwhile, remind him in his letter what is owes and that the security deposit is not to be used until the end of his stay (usually that's the rule!).

If he does not pay, go to small claim court for the balance due. Assuming you have a legal apartment.

If you don't have legar apartment, he could report you so end it now and "make nice". I would let him know that his financial situation is going to financially impact you terribly and you have to give him notice and hopes he understands that you cannot afford it.

Re: My tenant-get this

This tenant sounds like he knows what he is doing.

He knows the market in the area has gotten worse and he *could* pay less rent.

But he probably also knows that moving costs money, moving is inconvenient, it's not easy to just pack your crap up and move.

So he is is playing games.

Why don't you do this. Give him the option to extend his lease a year, and give him incentive to pay his rent on time.

Drop his monthly rent $100 dollars, but also change the late fees clause in your lease so if he doesn't pay on time (meaning the day it's due), much heavier late fees.

I know you may not want to do this, but if you know for a fact you aren't getting what he will be paying with a new tenant, might be time to adjust your strategy.

I was thinking about that. thanks.

Yes, I agree that he knows what he is doing. I think he's being a douchebag about it. He doesn't have to play games. I'm an absentee landlord. He doesn't have me breathing down his neck.

I just think it's plain old rude and wrong to play these games. You rent a place, pay the rent.
