Best Mortgate Rates around?
Anyone apply for a mortgage recently? What's the best rates you've seen?
Usually Bethpage Federal Credit Union has good rates..I'll check that...
Can anyone recommend a bank with good rates?
I really didn't want to go through a mortgage broker.

we actually didnt shop around... bad i know... we first went with citibank- loan officer was a complete idiot, didnt return calls/emails/etc.... so we dropped her and went with wells fargo... they are a participator in the mortgage credit certificate program as well as bank of america and some others... i would check those out first bc if you're a 1st time homebuyer, it saves a good amount each year...
With wells fargo, we were quoted 5.5 on conventional and 5.25 on fha on friday i believe... rates change on a daily basis so they may be lower today

It's a 30 year conventional loan. We are putting down just under 20 percent (I think it's 17-18 percent) - $75,000. We also both have EXTREMELY high credit scores (I have no idea how they are so high but they are). DH was 815 and mine was 790.
The day before we locked in, we were told the rates were about 5.25 with 1 point. When we went to sign the papers with our mortgage broker that night, he said the rates had dropped so we locked in right away.

ETA: Now if we could just get them to do the appraisal we can set a closing date!! I feel like I've been waiting forever!!!!! I want to move in to my new house already.

oh no... whats delaying the appraisal??? do they seem to be backed up? we're getting the inspection done tomorrow and as long as thats good, we'll try to get the appraisal asap

When we were mortgage shopping a few months ago, we narrowed the field to Teachers Federal Credit Union, Bethpage Federal Credit Union and Astoria Federal bank. All three were offering great rates, but we ended up going with Astoria because we felt it was our best shot at a smooth and quick close (heard nightmare stories about TFCU). We closed on time and with a fantastic rate—we're very happy we went with Astoria.

They don't do the appraisal until you actually apply for the mortgage and then it's usually about a week after that. You can't apply for the mortgage until you have a signed contract (signed by buyer and seller) and the deposit has been made. Our mortgage guy told us not to stress over it. He put the application in the Friday before Labor Day. We had the conditional commitment on Tuesday (the day after Labor Day). He said the appraisal sometimes takes a week or so to schedule. I'm calling him again tomorrow. We have everything else ready to go: the title report, the mortgage commitment (with rate lock), etc., we're just waiting on the appraisal to come back. Once that's in, we can set up the closing date. We still have plenty of time, I'm just being impatient  . Our rate lock expires 10/29. The people we are buying from are in contract to buy another home and need to close by mid-October so it's all ok.
