advice on doing a walk through?
(i tried TWICE to do a search and as you all know, the LIF search function stinks )
we are doing our walk through this weekend.
who will be there other than us, the sellers and the REAs?
we have the recommended check list LINK and i'll make sure to bring that with me.
how long should the walk through take?
any other advice?

The check list looks pretty good to me!
Really it can take as much or as little time as you want - depends on how thorough you want to be.
We probably spent an hour actually checking things out (in a very small house), and then some other time talking about what projects we would tackle first!

If you want to figure out where furniture will go, take measurements.
Open EVERY window, door and cabinet to make sure they open and lock easily.
Flush the toilets, run all the water, dishwasher, washing machine and dryer.
Check the garage doors to make sure they open/close ok.
Make sure the owners take care of getting rid of all their garbage. When we moved in, we had a recyclable container FILLED in our garage, and any stuff they didn't want in our garage. We had to lug it out to the curb bc at that point we couldn't be bothered, we wanted to close.
Make sure it is move in ready for you clean wise.

Make sure that if the current owners will be there, that they shut up and stay out of your way. One of the owners of our house was there (with his very large, loud dog) and would not stop talking the entire time. It was really annoying, esp since this was our first house and we didn't know what the hell we were looking for.

my advice, SPEAK UP, with ANYTHING!
We didnt do a walk thru - per say since it was new construction but we did go and see it just before closing.
if anything doesnt look right from walls to carpet to tiles to appliances, windows whatever, WRITE IT DOWN and make it be known.
