Re: tell me about your walk-through
As a buyer, it was pretty straightforward. We ran all the faucets, flushed the toilets, checked the appliances, checked everything that the sellers were supposed to fix after the inspection, and looked for any damage that may have been a result of the sellers moving their stuff out (the house was empty at this point). We didn’t find anything wrong, but that was what we were expecting as our sellers were very motivated and tried their best to make us happy following the inspection.

We did this too. We found a couple of things that weren't fixed to how they were specified, so we showed our realtor, who showed their realtor and we took care of it the next day at the closing table with our lawyer. Our lawyer fought for some money off for us so that we could get it fixed properly.

ditto to the above & just wanted to add- our lawyer had mentioned that the place was supposed to be "broom clean" another words- just swept no dust.
The seller in our case was also nice enough to show us how to use the washer, oven, dishwasher and anything else that we had questions on and she gave us all the manuals- made life so much easier

Re: tell me about your walk-through
our buyers were at the house for an hour and a half we were not even there... our realtor called us about three times with questions like "why are the motion lights outside not working"
because its only 6:10 pm - its not dark enough out yet

Re: tell me about your walk-through
Ours was pretty straightforward. We checked that the appliances worked. The house was spotless. I think we opened and closed all of the windows too.
We had one issue they had an alarm and we accidently set it off but our Real Estate Agent helped us with that.
LOOK at everything! Make sure there is no garbage left behind.

Re: tell me about your walk-through
As a buyer, it was pretty much the same as all of the PPs experiences outlined above, with one exception. In our case, the walk through was the first time that we were able to check the CAC. Up until that point, it was too cold to turn it on to check it and even our inspector could not make sure it was working properly before that time. We ran it for about a half hour just to make sure.

Re: tell me about your walk-through
when you run the faucets make sure you look under the sinks for leaks - we found one under the bathroom sink in the last 5 minutes of our walk-through. something was jammed under the pipe and blocking the leak, when my dh noticed and removed it the water came out!
we took our time half hour to an hour. don't let yourself feel rushed. we didn't have an agent working for us so it was just us, the seller and the seller's agent. our attorney had given us tips beforehand. when we found the leak we just left and called the attorney and he handled it.

It was just DH and me. We were there about an hour. The homeowner walked us through how to use the appliances and showed us which light switches were hooked up to what.
ETA: Our realtor was running late and didn't make it to the walk-through. She met us at the closing.

Re: tell me about your walk-through
Go up to the attic!!!! The old homeowners had no steps to the attic and we had no way of checking if it was cleaned out. We asked the REA and she told us it was cleaned. Well, two dumpsters later..it wasn't!

Re: tell me about your walk-through
Besides what all of the PP mentioned, bring a small lamp woth you and plug it into every outlet... every one.
Yes, open, close and relock every window.
Open and close all doors, interior, exterior... make sure they don't drag on any new w/w rugs.
Run the faucet and while running it flush the toilet... check the temp of the running water and the water pressure.
If buying in the summer, make sure money is in escrow for any fireplaces/furnaces.
If buying in the winter, put money in escrow for the CAC if applicable.
Open the garage doors... make sure you change the code after closing.
Turn on inground sprinklers.
Check every closet door, every cabinet door.
Check every storage space to make sure it's empty. If it isn't demand an addendum to the contract for cleaning costs/dumpster costs in case it is not.

Not really, they were very pleasant. The wife showed me the appliances, and the hubby took my DH to the basement to show him the big stuff. They had to sell since they were closing on their new house literally hours after our closing. I could see if it was short sale or something, that would be awkward.
