Full Dormer
DH and I are seriously considering a house that really needs a full dormer, but I have no idea how much something like that would cost?
I was guessing somewhere around $100K...is that about right? or way off?
Anyone get one done recently and can let know? I would really apprecaite it. FM also if you prefer.
Thanks so much!

Can you tell me how many square feet you would be adding?

Re: Full Dormer
$120k (2 yrs ago) added about 800 sq feet.
We used Ogilvie constr. in Bellmore and were delighted with the work! It was done on time and at the estimate they promised.

Re: Full Dormer
I dont remember how many square feet - but the one company we really loved was GIDCH construction.
It was for 4 bedrooms. ! was a master with dual closets. 2 regular size bedrooms and a small nursery.
1 bathroom - dual sink, jacuzzi tub
6 foot attic
Downstairs he was going to knock down two walls to give us an open living floor plan.
This included everything but carpet, wood floors and paint.
Siding, windows, roofing were all included
200amp electric was included also.
GIDCH has an 100% clean BBB record.
Also we would of gotten from CAC for upstairs. They were offering a special, or free blueprints.

Hey Scott , my neighbor just did this, she has a levitt 2 style home and did the exact, except it was a 5 ft attic she didnt want cac.
she too got 4 bedrooms and a full bath with all rooms to prime, they would have painted but she wanted to do it. and they werent charged for the architect either. she paid 90k with a different contractor. they were neat, fast, and job was complete on time and on the money as estimated.

I find it so hard to tell with this until you get someone in. We are in the process of front dormering - we'll be adding 1 bedroom (not that bit) and expanding our bedroom a bit - that's it. We got quotes from $60-$120 for the project!

That was a misunderstanding actually - we lay out the architect fees but it comes off our balance.
I should say, they're fixing back dormer too - it's not to the end of the house on the sides, and we'll have a 7-ft attic. We're also doing half a front porch (but that's extra),
ok I am trying to put this together so that I can get prices too.
you are having a front dormer to add a small room do you have dimensions of room and add to your room- also do you have dimensions and a 7ft attic, with them fixing the back dormer but not to the end of the house on side. could you tell us what you were quoted for this? and then what are they charging for the front porch that is extra? you can FM too. thanks so much.

Re: Full Dormer
We are also in the process of doing a dormer. not a full dormer, we allready did that 9 years ago. But we are going over the garage. Its approx 40x20 feet of additional space we are getting. We are also having a double landing stairs added outside to our 2nd story deck. The stairs inside our house is being ripped out & relocated to another area & the fireplace bricks that run up to the 2nd floor are being removed . ( I have a m/d, mom is downstairs & she never used the FP , so removing it wont make a diff) Im alos have oak floors put in. A few other inside cosmetic changes but nothing major like Baths or kitchen. This is costing us under $100k. IMO I would shop around . We got quotes from $50-$150. We ended up choosing a company that came recommedned thru other ppl that have used them.. IDK if this answers your question but def shop around & ask tons of questions. We also had the contractors that we were most interested in give us formal est, with break downs of the prices..
just wanted to add , that the price we got INCLUDED the architech fees as well
