**update** inspection done! Our offer was accepted!!!!!!!!
6/18 update**
we had the inspection done yesterday (report was in my inbox this morning!!!) and it was just a few little things, some they will take care of and some we will take care of, so looks like we have ourselves a house!!! Now I can officially be excited!!!!
So the house I have been stalking online for over a year could very well be ours by fall!!!!!!!!!!!! OMG, I am trying to contain my excitment until after the inspection and contracts are signed!
Just had to share my excitement!!!!!!
But, what comes next? I have NO idea!

You need an attorney. You need to have your attorney look over the contract and then both parties sign it. Then have an inspection done. Once thats all done I would start looking into a mortgage and rates.

definitely get the inspection done FIRST!! you don't want to sign a contract and then find out there is something seriously wrong with the house!!
then get an attorney, then sign the contract, then apply for the mortgage... and wait!

Thanks everyone!!! 
The inspection is tomorrow (I'll let you know how it goes) and then depending on the report, we will go into contract in a few days. Alreayd have the mortgage guy working for me and turns out we know a RE lawyer!!! Looks like the next 2 weeks are going to be crazy and then the next 2 months will DRAG waiting for closing!eh, if it makes the summer longer, that's a good thing!
