Kinda of New here with a Question
Hi All - I am kinda new to the home board...
My husband and I found our home this weekend, and our offer was accepted! An Engineer/Inspector came and brought his termite guy with him...yesterday!
One area of the main beam in the crawl space has some active termites and part of the main beam needs to be replaced...the estimate job would be 1,200 dollars...I know my lawyer would be able to answer this but, I figured I would use the site...
I know the seller needs to pay for the treatment (they have a contract which is good) but is the seller at liberty to pay for the beam replacement, or can we just ask to take it out of the price?
TIA

Re: Kinda of New here with a Question
ETA: This is regarding the beam, not the termites. They are required to take care of the termites regardless ...
Three options, the owner may or may not agree.
1. They fix it and provide the proper paperwork/guaranteee that it was fixed.
2. Take the cost off the sale price and you have it fixed.
3. They give you a cash credit at closing for the amount to fix it.
I'd personally go with #1 or #3 .. I woulod want it fixed or be handed a check at closing to get it done. Our sellers gave us a check at closing for oil tank abandonment.
