Looking at a house for the 3rd time tonight!
We are looking at the same house for the 3rd time tonight - Its in great condition, definitely needs a little customization but its listed for $325k - Recent comps in the house are much less - we are thinking of putting in an offer of $269k tonight. I don't want to be insulting to them, but do you think its a good jumping off point if most homes in the area have gone from $270-280ish?

Don't know about the area that you are buying in, so can't offer you anything knowledgeable. all i can say is that i was a seller up until last week, and getting ANY offer would be appreciated!!!

I hope that even if they laugh at the offer, they counter offer with something decent. KWIM? Id rather not be left hanging if its an 'insulting' offer... we shall see.. going to see it tonight at 7:30

good luck!
i hope it works out for you!!!
make sure you have all your info in order, like age of important things (boiler, roof, windows)
know the taxes in relation to the comps in the area too. if the taxes are higher, you may have some more leverage.
if it's meant to be ... it will be!!

agree. When they listed, their RA should have discussed comps in their area with them, so I would think they would expect offers that are consistent wtih comp values (since that dictates appraised value and approved mortgage levels).
