Kings Park is a great town and does have a main street area. Some concerns though:

-The psych center (its just a giant vacant piece of land doing nothing). The town of Smithtown is extremely slow so that land just sits with no plans. There was talk of putting in homes, another SUNY, etc but nothing yet. There is also talk of the land being unsafe and if they were to build they could not have houses with basements.
THEY DID NOT MAKE THE ENTIRE LAND A PARK, JUST TO CLARIFY. ONLY A SMALL LITTLE SECTION!

--the dump (there has been so much talk in the Smithtown News that there may be some leakage into the land)

-San Remo (not the most desirable area of KP). Its broken up by the Sunken Meadow and hard to get to

-Fairly incovient because its hard to get to by the major highways

Now the positives, good schools, nice neighborhoods, cheaper taxes & homes than Smithtown & Commack.

I'm born & raised in Smithtown so I've def. now A LOT about King Park

I would pick up a copy of the Smithtown News. They have a section for just Kings Park and they discuss more issues than the larger issues.



- i disagree w/ it being fairly inconvenient to get to the highways. it takes me about 5 min to get to the sunken meadow.

- i also disagree w/ san remo being an undesireable area. there really are some nice homes in san remo. not a great deal of land but close to the water. IMO, the most undesirable area is near the train station.




I personally find by the train station very nice because over by San Remo the dumps are nearby.

As for the inconvience factor, the Sunken Meadow is close, but usually folks are asking about getting to the major hwy's like LIE, Northern & Southern. Plus, a good chunk of KP isn't 5 minutes to the Sunken Meadow, it depends where you are.



i only moved to the fort salonga area recently so i am not all that familiar w/ KP. however, from what i have seen some of the neighborhoods east of the sunken meadow on pulaski in addtition to those near the train station IMO, really aren't that nice. perhaps i am wrong though.

Also, read the NY Times article. It's NOT a small piece of the Psych Center land that has been desginated park - it's a huge piece, a large majority of it. You may be thinking of the current Nissequogue State Park - there's been a recent decision to ADD to that park land.

IT was big news in the town of Smithtown in Suffolk County when, just before the New Year rolled in, 368 acres of land at a former state psychiatric institution in Kings Park were transformed into state parkland.

The property had been in dispute since the hospital closed in 1996, as a lawsuit sought to force the state to sell the land to a developer who planned to build as many as 1,800 homes there.

But the suit was dismissed in December by a New York State Supreme Court justice, and control of the land was transferred from the state Office of Mental Health to the Office of Parks, Recreation and Historic Preservation.

''If you look at the land, it doesn't make sense to build housing,'' said Linda Henninger, president of the Kings Park Neighbors' Association, a local civic group that has opposed a housing development.

She said that the development would have broken up expanses of parkland surrounding it and that new residents in such an oddly placed subdivision would have clogged the hamlet's narrow roads.

The property, which has views of Long Island Sound, will now become part of Nissequogue River State Park, a forested 153-acre parcel next door that was also once part of the hospital -- although 90 acres of it could still be developed with park-related infrastructure like a pool. The transfer is ''great for the North Shore, and it's a beautiful park,'' Ms. Henninger said





"But before the hospital land is completely beautiful, the soil contaminated by the power plant and landfills on the site still has to be cleaned up. Last March, Mr. Flanagan said, the state budget appropriated $25 million to help with the project, which could cost $40 million to $60 million.

When the Empire State Development Corporation first requested proposals from developers, all of their plans called for high concentrations of housing to help cover the cleanup costs.

But that did not sit well with town officials. ''We felt all along that the developments were unacceptable because the state was selling to a developer, then walking away and leaving us with all that density,'' said Mr. DeRubeis, the planning director.

There remain 90 acres of the transferred land that hold abandoned psychiatric center buildings and could still be developed once the area is cleaned up. But Mr. Flanagan said such development would have to be ''consistent with the mission of a park.''

For example, he said, one leftover building has an Olympic-size swimming pool and could become part of a community center if it were repaired and renovated.

Or, as at the historic Glen Iris Inn in Letchworth State Park in Castile, N.Y., or the lodge in Bear Mountain State Park, ''we could make a beautiful bed and breakfast,'' he said."

Like every town on Long Island there are beautiful parts and some not so nice parts. I grew up in Kings Park and loved every minute of it. It has a "small town" feel to it. I would have loved to be able to move back there but for what I wanted it in a home we couldn't afford it. As a teacher I know the school district is amazing and the high school had a recent addition added on to it. I would say that Kings Park is an ideal place to raise a family. As said before there are parks and beaches. There are good places to eat and like every other town there are a few bars. Also it isn't so commercialized that there is a McDonalds on every corner. If you want that kind of town then Kings Park is for you.....

The dumps are NOT by San Remo - they are by Charter Oaks.

I used to live in the San Remo section - it is right by North Smithtown (north of the Smithtown Landing golf course) and is bordered on the north by the Nissequoque River, by the psych center the the west and St. Johnland Rd to the south. I found that particular area of KP to be quite a drive from a parkway since it is the furthest part of KP (about ten minutes). However, it is beautiful there and there are quite a few new and newly remodeled homes, and it is quiet. We did seem to lose power whenever the wind blew too hard though (may have been fixed by now). The people were very nice there.

My personal opinion is that KP is very small town - some people like that and some people don't. Like any town, there are positives and negatives, most of which have already been mentioned. It is one of the few north shore towns that is still affordable.

That's a great point! It's also one of the few places where you can find affordable housing with waterview or waterfront property.

I second this statement, it is still considered a relatively affordable north shore community and a lot closer in than Rocky Point lets say

I live there and I love it. We have sidewalks so when you're walking w/the kids, you can walk on the sidewalks - granted some are bumpy but it's nice to have them. You'd be surprised how many towns don't have sidewalks.

Like someone else said, it is very north but I grew up in Huntington so I'm used to that.

My only complaint about KP is that you have to go to Commack or Smithtown for good pizza.
