what real estate agent did you use?

we own a co-op but want to look into buying a house. i look at homes online all the time, but if you request more info - agents start contacting you. obviously, we need to sell our co-op in order to buy a house... and what we get for the co-op would decide our down payment for the house... i don't know if we can afford a house at this point, or where to even begin. help!

Hi Krista. The best place to start first is with a banker - someone who is familiar with mortages. There's over a handful of us on the boards who have used HSBC, WAMU, Citibank, etc. I would go into any branch and ask to sit down with the mortgage person. If you would like our contact person at HSBC, I'd be hapy to share his information. He's been wonderful to work with.

The banks can get you pre-approved for a mortgage, and can answer all your questions re: selling your home, your current assets and credit scores, etc. Be prepared to give them a copy of last year's W-2 and 1 month worth of paystubs to start your file.

After that is taken care of, I would personally deal directly with the selling agents of the homes instead of a 2nd middle agent. In my opinon, that is the best option and one with less hassles. ust call on the homes you're interested in and state that you're only interested in dealing with the listing agent, and that you would like information on this house and if what is shared with you, you like, then schedule a house visit.

Any R/E agent will like being told that you're pre-approved for a mortgage, bc then the seller's know that you're not playing around with their time and that you're a serious buyer.

I LOVE,LOVE, LOVE our agent! She is around our age and I feel totally comfortable asking her any and all the questions I have. I must email her at least 2x a week and I feel like she is one of my friends. I have only worked with 1 other agent, but after we explained to Lauren what were were looking for she has been on the case! She doesnt show us total sh!tholes or houses above our means.

Her name is Lauren Shulman and she works for ReMax NorthShore. She covers both shores in Nassau and Suffolk. Tell her Christine & Dan sent you!

Hey Krista! We found a realtor while at an Open House. Her name is Michelle Thall and she is out of Coldwell banker in Commack. She is awesome. I highly recommend a good real estate agent. She is extremely helpful and she worked with us through everything. She answers every little question that I had. Let me know if you want more info.

thanks betsy! we actually bought a co-op a year and a half ago and dealt with a mortgage person through hsbc. we LOVED her and i called her last year about buying a house. i went over mortgages with her and i know we are going to have NO PROBLEM getting approved for a mortgage even higher than we are looking for. my concern is more selling our place and buying a new one at the same time. that's what's got me all screwed up.

If you hire the RE agent as a buyers agent, you have to pay them a comission, you would work that out prior to signing your agreement.

Most people who work with a RE agent do not do it this way. The RE agent is looking through listings and is showing you houses, but is actually the seller's agent. This means the seller will pay the comission - it will be split between the listing agent and the seller's agent (the one who found and showed you the house). If you do it this way, the R/E agent can find out things about the houses, make appointments and show the houses, but CANNOT legally give any advice (i.e. what to offer, etc.). Anything you tell the agent - like if you offer a certain amount but are willing to pay 20K more - can be told to the seller. This agent is technically working for seller, not for you. The agent will be fair and honest with you, so there is really no harm in doing it this way, which is why most people around here opt for this.

If you decide not to hire a buyer's agent or work with a RE agent as a seller's agent, you will have to go through the listings yourself, deal and deal with EACH listing agent directly. This means YOU will have to make all the appointments, and do all the work YOURSELF.
