active termites-
a house that we are hopefully buying has had an ispection today- they have found that it has active termites they found rot around the kick plate under the doors. The sellers have agreed to have a termite inspector come and treat and they will repair and damage anything else I should be concerned with? Anyone else have a termite issue when buying? I hear its pretty common and I dont *think* this is a deal breaker or anything- just concerned of course.

The house we're bying as termite magnets all around the perimeter of the house. We have our house inspection tomorrow, so I'll let you know what happens with us, but I believe as long as the owner's are willing to take care of it for you, there shouldn't be any major problems. All these houses are built on sand and it attracts them!

yeah- pretty much even the nicest houses on Li have Termite issues- Its a long island thing but we just want to make sure that the house doesnt fall down when we get in-

Termites are treatable, but they do not go away completely. An exterminator can put sill plates (they're little metal circles) around the perimeter of the house and then come back once a year to treat. As long as you have someone perform maintence yearly (should be in the spring) you'll be fine. Lots of people live with termites and it shouldn't be a deal breaker unless the house is completely rotted away.

The inspector told us yesterday there were remnants of termites in one base board. He doesn't know if they're active, so an exterminator inspector of sorts is coming today to inspect the house and let us know. The real estate agent said if there is activity, they'll take care of it for us.
The inspector did tell us that all houses have termites, no matter what - it's only if they've lived in the wood for upwards of 50-75 years, that your foundation would be in trouble.

All houses do not have termites. Who was your inspector?
Every house on LI at one time or another will have termites (maybe not collective damage to each home, tho), because all the houses are built on sand, one of the factors for attracting them. Both the engineer stated this and my FIL who works as an engineer for the Country.

evidence of termites in structural beams would be a deal breaker for me. also, instead of having the sellers "fix" the problem, why don't you negotiate down the price and hire someone to do it yourself? you know what they say, "if you want it done right..."
anything that needed fixing in our house we got deducted from our offer, there was no way we wanted the seller to "fix" any broken items.
