A house for 459k..
what is a reasonable offer you can make on a house in this price range....
like what is fair and not an amount that you have a chance of getting the house for and not being laughed at.. i we would have to redo a kitchen and bath.... evrerything else upon first look looks good!

at least 10% below asking price- especially if it needs all that work, i would even go lower..

I think it would depend on whether or not the price is reasonable compared to the comps for that area, how much work it needs compared to what the comps needed, how long it has been on the market, and how motivated the sellers are.

these make a huge difference! If the other houses around it are all in the 600Ks, I don't think you have much room unless it is in really bad shape. But if other houses are similarly priced I think 10% to start would be reasonable if the house has been on the market for a bit.
