Sellers-How is it Going?

I am curious, has anyone who is selling seen an increase in viewings recently? Have you had offers? We have over the last 3 weeks or so, but sadly, no offers.

Our place has been on the market for almost 4 months now, and if nothing happens before Thanksgiving, we figured probably nothing will until next year. We've lowered our price and feel we are offering a good deal for the area and the condition of the apartment. Unless houses dip dramatically in price, we can't shave much more off. So, we're not even sure we'll be able to sell and move into a new place by next spring at this rate.

What are others thoughts on this? I feel like I keep posting on this topic. I just can't believe it's taking us so long to sell, but the market has changed and I just have to wrap my mind around that idea.

Maybe I'm being overly cautious, but I think we should clear it with our realtor. The instructions for the postings mention these are for sale by owner listings. And I keep forgetting to ask the realtor.

We put our condo on teh market in june, FSBO. We also went to contract on our house at teh same time. When August came and we had no real offers, we decided to give it to a broker....Two weeks later we had an offer and we just closed last week on it. It really worked out for us, we never lowered our price and did very well. I will pray to St. Joseph for you!

Unfortuneatly though the market is now weaker than it was in August.

I was going to post the samething! Our home has been on the market for 5 months and lowered it 2 months ago again and haven't had a showing since. We decided instead of lowering the price again that we would try to give a bonus to who ever sells the house of 1%. So today we had another brokers openhouse and no one came. Tomorrow we are having someone come look and sunday another open house. I am willing to drop the price another 10-15K just to sell it but my dh doesnt want to.

Im right there with ya! we have been having more showings in the past couple of weeks but STILL NO OFFERS!! Im getting angry- I feel stuck in our place we need more room! We cant go any lower either- we need to make a certain amount off this place to afford a decent house- our price is very fair for the complex Im so sick of cleaning my azz off all the time and not getting any bites.

I had a realtor call yesterday to tell me that she had a serious buyer and would call back with the time she wanted to see it...needless to say the buyer must not have been too serious because she cancelled today..it is what it is and we'll just see what happens. i'm just glad that we waited to find a house because at this rate we're not getting out any time soon..stay positive..we know we have a nice place and we're not going to give it away..i'll just stay..good luck to all of you!!! I agree 100%..I feel like I clean for 3 hours for someone to walk around for 5 minutes and then NOTHING!!! So frustrating!!!

We had our house on the market for 8 days and received an offer and a second offer 3 weeks later. Both offers are extremely close to our asking price. We had a home inspector here today so we will see how it goes. Nothing is done till contracts are signed.

Okay, I'm glad to hear there is movement going on somewhere out there--it gives me some hope!

I am getting really sick of cleaning constantly also, and half the time it's for potential buyers who don't show up. What is the deal with all these no-shows? I never realized how flakey people are until we put our place on the market. If four people are supposed to see it, we usually only have one or two.

I hope everyone sells their homes soon, for a fair price. Then we can all stop cleaning and begin the home improvement projects!

Not going so great by me. I had one low offer right off the bat, but thats the only serious interest I have had. Been on the the market for two months, and I dropped the price once. I am defeinetely priced fairly, but I don't think my house is "ideal" because of the layout.

So we are actually calling an architect, and thinking of just exapanding here.

We are putting a condo on the market because things are moving a little bit more here in Northern VA than before and I suspect the spring will be better.

Instead of lowering the price or giving the incentive to the broker you should offer an amount towards closing costs to the buyers that way if it is a first time home buyer you can help them out if they are a little short for the closing costs. This is the advice that our broker gave us because he told me that the bonus for the realtor really does not do much in this type of market.

One showing this weekend--they were in and out in less than 5 minutes, so it didn't look promising. Though I don't know how long it usually takes people to look at our place since we are almost never there when they come. At least I cleaned for a reason though--we had company over yesterday!

I think we'll hang on till the holidays are over, and then we will either consider lowering our price again or offer an incentive to the buyer, but we'll see what the market is like by then. I agree--offer the incentive to the buyer, not the realtor. In this market, an extra bit of commission isn't going to sell your place necessarily.

We both get frustrated about not being able to sell our place also. Everything I keep reading says "Buy now" but we can't till we sell our current place. Plus, we are getting far too cramped--if we do have a baby anytime soon, we keep joking that we would have to hang the basinet from the ceiling.
