I know it sounds silly, but what do you consider affordable? What would be the most you'd want to pay in taxes? Are you looking in suffolk too?

I would say where you can find houses for less than 400,000.
I'm not sure about the taxes though.

somewhere that is not too far from the city.

So you mean Nassau county then?

You'd have to concentrate on the south shore but not south of Sunrise/Merrick in many locations because those houses go up in price as they get closer to the water.

Maybe try Levittown? The houses can be cheaper is there is no basement, or sometimes garage.

I don't know much about LI housing, but I do know that Franklin Square is not cheap...isn't it higher end in terms of the price range the OP posted?

Re: where would you say you can find a LI

You also have to take taxes into consideration, as they will rise the cost of your mortgage if you want to pay them that way.

I went to Levittown to the first time today and I thought it was really nice. They have a bunch of houses for sale there and they are affordable.

There was actually a feature story in Newsday not to long ago about how Franklin Square is a great town to start in because there are prices in all ranges. the article showed a cute cape, then a larger home and then a huge beautiful showplace. My friend lives there and loves it. I don't know about taxes though.

I'm buying in East Rockaway and my taxes will be about $5K. Island Park has low taxes, but the high school is west hempstead....not saying it's not a good school...just that Island Park doesn't have it's OWN high school.

My friend went to Levittown schools and had an awful experience. FM me if you want info.

Some of Levittown goes to Island Trees School District, not Levittown though, so don't rule it out.
