how to put in a bid

Ok there is a house that me and the DH Love!

It is in our hometown where we want to live in sooooooooo bad

It is 409 for 3 bdrm and a full basement

now it is old
the kitchen def needs to be updated
so does the bathroom

We have no prob doing this but at the moment it is liveable

What would be a good bid

is 350 way too low?

I mean I dont wanna be laughed at either and have te offer not considered

do you think if the house has been on the market since July it is a bad thing?
I mean it needs work! But me and the DH are looking for that but I cannot see 409 for it!

Need opinions please!

I would put the bid in for $350k, the worst they will do is counter the bid. Dont feel silly, go for it!!!

we like a house that is a little under $400 - we are thinking about putting a bid in for $350 (we know the sellers are desparate to sell)

I say go for it!

Well IMO it really depends on the area and what houses are going for there

IMO....If i LOVED the house. No i would not put a bid in that low...

The worst isn't that they will counter...the worst is that they will laugh and say NO.

Then you will have to go up and up until they feel you made an acceptable offer to which they would think about countering...

But ultimately it really depends on
1. the area
2. how long the house is up for sale
3. how much the houses are going for NOW in that area...

but IMO then they have the upper hand...

They are going to sit there and keep saying no no no no....until you come somewhere within that range that they are looking for..

I personally would hate to be in that position

i say bid 355-365 if its a good area and a house you love

350 is a little bit of an insult

dont forget, if you agree on the price, after the inspection, you get to see wahts wrong with it and get some credits etc. i got a few thousand off of my closing costs by asking for credits around the contract time.

keep that in mimd

i saw a house that was listed for 650 it sold for 525. It was in a great neighborhood and great condition. I don't think 350 is insulting. Why pay more if you don't have to.

houses in the upper range seem to have a lot of mobility and range now that the market is turning the way it is

And it is affecting, IMO the upper end houses much more than the lower

IMO i think you really gotta know the area, know how long the house has been up for, and obviously know what you can afford

IF i LOVED a house...i would weigh what i just said and put my BEST or close to best offer..

IMO 350 is insulting to a LOT of areas

I think 350 is a little low. I would say 360.

The house being on the market since July is not so bad. If it was on the market since March..well then all bets are off.

Do you know how motivated the sellers are? That really is the factor that will help you.

when we bought it was the height of the market, the house was $430 we offered $379 they said no, they called us a month later and were willing to negotiate, so go with your gut

It also helps if you already have your pre-approval letter from your lender bc it proves you are a serious buyer.

Go for it!! Also... do some searches and get comps in the area to back up your price.
