My offer was excepted - UPDATED

OMG
I have been such a reck all week. I placed a bid on a property upstate NY and they have accepted my offer.

The property is INCREDITABLE!!!


It is 1.9 Arces of flat land.
2 single wide mobile homes are on the property, which i will rent one and that will mostly pay for the monthly mortgage/insurance/tax payment.
there is a small creek on the property and it has a small amount of woods at the back of the 2 homes.

I am so happy I cant wait until it is all mine!!!!!!



I was originally going to split this property with my friend and he was going to live there full time but feels that the homes are too small for his family, so i will do it myself and rent the other half so in the long run it works out so much better for me this way.




Update 11/07/06
I had to call the home owner and back out of the deal.
Although my credit is killer, no bank would give a mortgage for a single wide that is under $60K.
I just had so much trouble with getting the mortgage and it wasn't really worth the stress.
One bank told me OK and sent me all the paper work but the stupid agent didn't understand that a single wide is not the same as a single family and luckly i didn't mail the app with the fee cause it would have been rejected and i would have lost almost $400.


Oh well, back to the drawing board.
