Help with these areas

Hey Ladies,
As you've probably been reading, DH and I want a condo. We both commute and really need to be closer in if possible. I'm not 100% of the areas these are located in. Please let me know if the areas are good/bad/safe/ghetto/schools rep/parking and most importantly How far is the LIRR station. Thanks and greatly appreciate it!!


First Listing, High Taxes though
next condo, low maintance making me the zero parking

not wowing me for the price, but area is better

The first and second one is Hempstead...I wouldn't live there if you pd me. IMHO.


That last one is a development for Seniors 62 +Chat Icon

the second one is very close to the train tracks on the map for mls.

i dont know how great that area of Hempstead is Chat Icon

When you say you commute, do you mean into manhattan? Have you considered Great Neck? There are tons of Co-ops and it is a very affluent area with a great school district. You could probably find something in your price range within a 10 minute walk to the train, and the LIRR ride to penn is only 25 minutes.

How about the co-ops in West Hempstead? I just sold mine and the area is good, we're right next to the train station and they're not that expensive.

we 100% don't want a co-op for numerous reasons. We commute to NYC but we take the train now from Nesconset. I think for what we want, non-coop, Suffolk is our best bet. Thanks.

Any other advice is helpful

I saw the lynbrook ones, but we can only afford 3K, and something listed at $349 probably won't go down that low. I really do appreciate it though. Luckily, we are looking to buy in March 2007 so hopefully these will go down a little bit by then. Thanks

Hempstead isn't a safe area (IMO) and I found that particular station scary (I started commuted to the city from Hofstra.)

In terms of train stations, anywhere on the Port Washington line is great. Rockville Centre is also a great station, and there are lots of co-ops/condos there.

For the price that your willing to pay, a co-op is really your only option, especially in nassau county. You are not going to find a condo/townhome in a nice or respectable area in nassau county for under 340K plus taxes and fees. Tharts just the reality of it....

I wish you read the entire posts and what everyone else writes. I understand that, so I would rather stay in Suffolk than be in a co-op in Nassau. Its tough, but we really REALLY DO NOT WANT A CO-OP. We both agree that we are willing to have the same commute for a decent area. Its tough, I only hope prices drop a little bit more (which is likely).

I really appreciate all the advice ladies, no co-ops PLEASE.

Do you not want a co-op because they are typically and aparment style layout (as opposed to a town-house) or just because you don't like the idea of a co-op/co-op board? What I am trying to ask is if an apartment style condo would be okay or do you prefer the backyard space, two floors?

we don't want Co-Op's because of the board issues, they are difficult to sell, stricter with certain things, most don't allow pets, etc.

We love Nob Hill which is the first one you posted and most likely will end up there. The ones in Hauppauge are actually CI schools (yuck, no offense anyone) and are on the LIE. We saw the one with the port Sunday and you heard the LIE in every single room of the unit. We are ok with apartment style condos though. I would like them to have a terrace which Nob Hill does. We will have to see. Thanks

Did you see the one in huntington? Those are in the village, the commute is not too bad from huntington, and it had a nice pool! I think it's definitely worth a look. Huntington is such a nice community. However it is only a 1 bedroom.

Hempstead is not good from what I hear. I have never lived or worked there, but just driving around the area you can see possible problems.

Glen Cove is really nice, but it's a ***** of a commute if you take the train to Manhattan. The trains don't run direct, and you need to switch in Jamaica. DH and I tried this line twice since we were considering Albertson at one point, and it was a VERY slow train both times--took us about an hour and a half to get to Albertson. Glen Cove is a few more stops on that line.

I have to second Great Neck--we love it here, but we want a house, and the houses are too high for us. Our complex does allow pets, and the co-op board is not very fussy--they basically look at financials to see if you can afford the apt. We have a short walk to the train station, and it's about 35 minutes to Penn. FM me if you are interested--we are selling. There may be condos in Great Neck also, but most of my searches in our price range have turned up co-ops.

Mineola might be a possibility--the schools aren't as good, but it seems to be an okay area. Possibly New Hyde Park or Floral Park also, though again, I don't know how many condos are available in any of these towns.

I'll FM you if I find anything that might be of interest.
