So I just showed my house to my neighbors..

They are VERY interested, hoping they make an offer. They inquired about waiting for the real estate contract to run out, and paying less b/c of doing private deal. I may do this, but unsure about my contractual obligations to my realtor.

Also, I think I would want a prequalified Mortgage from them.

ANything else I need to do?

Of course this may all be moot, they may not make an offer, hard for me to say whats going on in the head, but I can hope, and I want to be prepared.

just a word of advice...DONT MENTION THEM TO YOUR REALTOR! He may come back to you after your contract is expired and say that they were buyers that were produced during your contract so he is still entitled. if it comes down to it, make it seem like they knocked on your door the day you expired.

just remember, you dont want a pre-qual...you want a mortgage approval where their credit is actually run and their income verified, there's a difference between the 2. also, if you end up waiting for your contract to run out and do the sale with out a realtor, dont be scared to ask them how much money they are playing with...how much of a downpayment, do they need a seller's concession, etc. HTH! good luck!!!! Thanks for the advice! I think I am more comfortable keeping my realtor in on the deal....just so things run smoothly. If they do not bring a realto into the deal, that already saves me money, so I could pass that savings on to them.

I guess I will just wait to see if anything happens. Crossing my fingers.
