Speaking of condos

DH & I went looking at open houses this weekend. We went to 3 houses under 3K in Ronkonkoma. All three were tiny and needed tons of work (which we expected). The square footage was about the same as some condos (in fact one was even smaller, for a house).
It looks like we are 100% sure a condo is what is best for us.

We live in Smithtown now and love Nob Hill (prices between $260-$3K for a 2 bedroom) in Ronkonkoma (CI train station which is what we take now). WE CANNOT GO FURTHER EAST THAN RONKONKOMA. The commute kills DH already because he is a carpenter in NYC and starts work at 6-7AM. No express trains run.

I would love to find a condo community with units under 3K in Nassau/Queens with parking for two cars. That is what we can afford and love the idea of them being houses at 3K usually need 20K in work, At LEAST. We really need 2 bedrooms, 1 bedrooms are out of the question. And we both do not want Co-Ops.

have you considered co-ops in Queens? I know that they sell for well under $300K for 2 beds.

we 100% don't want a co-op but thanks though. I know they are in our budget, but DH and I really dont' care for them (especially since they are sometimes hard sells and my father being an real estate attorney has told me the board as far as buying/selling can be difficult). We want something we own 100%.

Also, we want a small/med size dog and very few co-op communities allow dogs. When we were looking, some owners told us that some have dogs, but its more of a secret thing. Not what we want.

Any other help is greatly appreciated.
