When you go to look at houses with a realtor...
do they always have to pull your credit to get a pre-approval?

mine didnt -
do you have pre approval from a bank? That should be sufficient to show them - instead of having your credit pulled AGAIN.

we looked at tons of houses and never had to have our pre-approval. They would ask us and we would just tell them we were pre-approved. My friend works for a mortgage company and she told us not to tell the agent how much we were pre-approved for because then they would show us houses WE knew we couldn't afford. It doesn't matter what the paper says. You know what you can afford.

with a realtor? No. If you have a pre-qual or pre-approval letter, so much the better. Makes you look like a more serious buyer. But it's not required.

my agent called on for us to see a house (been on the market for 6 mos, no price drops)
he said he wanted to see our pre approval -
um no. you are not my agent. I have one already.
needless to say that was over the summer and the house is STILL on the market, for the same price.

i never pull up people's credit cause i dont have that capability. i ask to see a copy of their mortgage approval letter but that's it and i keep a copy for my records. if a realtor is trying to pull up your credit i'd definitely ask them questions!

No realtor ever ran our credit. They may try to put your financing through their own broker, but I would avoid going that route.
All we ever told our realtor was the offer and our downpayment. When we got to putting a bid in she did ask for some employment info like income and time at job, just so she would make our offer sound attractive to the seller.

no relators ever pulled our credit. We had the letters from the bank for the pre-approval or pre-qual (I forgot which one)

I never pull anyone's credit. Just make sure that they are preapproved.

imo, no. income isnt the only factor in buying a house. someone may have less income, but more $$ for a DP, etc.

We got a pre-approval, but that's it. Our credit hasn't been pulled since. Once we actually make an offer, I'm sure it will be again, but until then, no.
You really don't want your credit pulled too much. Apparently the FICO score gets a little lower each time.
