since it's FSBO, he should reduce the price by 5%($21.5k) since he doesnt have to pay a realtor. he'll sell it alot quicker at $407k! Or even list it at $410k-$415k and get more activity! If FSBO's are successful, they should pass the savings along to the buyer. he's using comps based on whats currently on the MLS, but he doesnt realize that those listings net less cause of the realtor fees.
honestly, if it were me i'd rather buy the $429k house thats with a realtor than the $429k house that's FSBO. then the realtor can do all the work!

Yes, that was me...
I had some people come and look at that Merrick tudor house and I'm glad I did. There was water damage to the basement, pipes leaking in the basement and the furnace was wrapped in tin foil...what a mess!!!
This other house is probably beautiful compared to the one that I saw...
