rent increase?

What is an appropriate annual rental increase for a residential apartment in Western Suffolk County?

And do you raise the rent after a tenant's been there for a year?

rent increase?

We have an apartment and we generally don't increase the first year, we do it on the second year anniversary. For some reason, we have bad luck when we do it after one year, and the tenant ends up not staying. Maybe it leaves a bad taste in their mouth or whatever.

When we do, we usually raise it about $40-50.

Yep I gave mine a $25 increase and she's threatening to leave. Says I have ordasity and I'm cheap. Meanwhile this is the same tenant who sister was visiting during this Christmas and she was leaving the apartment turned down the heat after being told not to touch the thermostat , which led to all the pipes freezing and costing me thousands of dollars and is upset with me and tells me I treat her like crap because I told her it was her sister's fault I told her as well as the guy from Slomin's and the plumber I can't stand people

So let her leave. Sounds like she's going to be a future problem.

This has happened to us also. We tried to increase a girl $25 and flipped her lid and moved out the next month. We don't charge a lot, so to think she would want to go through all that for $25 is so weird. We include all utilities also. I was kind of like, okay, bye. If things are so tight that she cant float $25 more, I don't really want her.

I do agree the whole showing, screening, rental process is a big pain in the butt. Then you get people show up cash in hand and want it right there before you've verified they work or called references, and they get mad that you won't just let them move in that day.

Re: rent increase?

I use to rent. I very rarely ever got a rent increase. Granted some leases where 2 years but I def. Didn't get an increase after a year. But I will say we were good tenants. I never complained and paid rent on time all the time. We rented houses so I had to pay rent plus all utilities.
I will be honest if I got rent increase after a year I would be annoyed and would probably look for a new place.

Re: rent increase?

Here is some more information number one she's the biggest pain in the ass she breaks things and ask me what I'm going to do about it . not nasty what I'm going to do about it but when's it going to get fixed. I put in a new screen door and she broke the screen. Then after 10:11 months of living in the apartment she's complaining that the ceiling fan is wobbly going in to check it out only to see that you took the pull strings for the fan and light out and put on these fancy heavy pull strings which threw off the balance so she's annoyed that I didn't replace a perfectly good ceiling fan, also when she moved in we agreed it was going to be 1725 when she came to moving in I said you know what I'll give it to you for $1,700 I felt bad single girl and to give her a reprieve because this apartment was more than what she was paying . I'm even so nice to let her have a drv box with she asked for it and said she would pay and never had I asked her for any additional Monies me increasing the rent to $25 really isn't increase its going back to the original rent also she has to have a d r v box which I said no problem and she offered to pay I have never asked for any additional Money. For the last couple months all she's been doing is asking for another lease another least to be honest I'm a biggest procrastinator and I didn't feel like doing it immediately I had a tenant before her tenants for 5 almost 6 years no lease no rent increase. so basically my thought process is she asked for another lease, she's a pain in the ass and I said you know what if I'm going through all this making up another lease and she should have an increase after talking with other people. She's also bitter because she had to pay for her own paint because she didn't want me to repaint when I offered even though the apartment needed to be painted in the color I already had and yes I said I would pay for the paint because she insisted that she had all the supplies and yes I was very wishy-washy but again I thought I discounted her another $25 a month after we agreed to 1 price and again talkin with people why should she not pay for the paint when it was offered that I would paint the place, so lots of things are adding up which is making her probably flip out . i do take full responsibility it of telling her one thing and changing my mind, I just need to vent and I like to hear everyone's honest opinion there's more alright write later, it's about her dog. thanks for reading if you got this far

Re: rent increase?

The pipe issue really upsets me because she says it's not her fault that pipe shouldn't freeze . It was the coldest December we had on record the guy from Slomin's said nothing was wrong with the oil burner and told the sister don't touch the thermostat I told the sister don't touch the thermostat even and put her on the phone with the plumber and the technician from Slomin's to explain it had nothing to do with my old burner it was her sister touching the thermostat her response was I'm a horrible person for blaming her, and I treat her like crap
She said she's respectful that's why she comes up to me and says hello and has a conversation I'm going to tell you this I go out of my way where it's painfully awkward and uncomfortable to not have to talk to her
I don't want to be her friend this is completely business to me

For those of you renters why is it so upsetting in a private home to get a rent increase but in an apartment complex or something it's standard and acceptable I get increases of my taxes I have to pay increases of the upkeep for the apartment on the current increases because some tenants don't give a f***

I only rented once in a complex it was town house not in this state and granted it was only for a year but they didn't tell me it would go up and if they did I would still be annoyed who wants to pay more money when they pay enough.

On LI rent IMO is out of hand the amount of money some people ask for is insane.i also thinking renting out at house is different because either the landlord lives there so they are making out they get to own their house while someone else is helping paying their mrogatge or they are renting out the whole house so they are getting money in from several people.

If the tenant was bad why even bother renewing the lease ask them to leave.

I would say be careful how its handled. if its not a legal appointment I have heard plenty of old tenants getting back at their landlords by reporting them.

Well all this came out yesterday when I gave her the lease that she wanted . and when I told her that it will be a $25 increase is when s*** hit the fan she ready has threatened me insulting me and said she's going to call the town I told her she's more than welcome

I already accepted and moved on about the pipes and the door and the ceiling fan other b******* she's the one who rehashed all these thoughts which I never knew she had what a horrible cheap person I am and threatening to call the town of my so-called illegal apartment and told her I'll take her down there myself

I wish I knew how to copy and paste all the text messages I would post them up here to get everyone's point of view by the way she went and so far to send me a text message saying she doesn't feel comfortable paying this month's August rent because she doesn't have at least this was last week I said to her but you feel comfortable living in the apartment and watching TV in the apartment enjoying the air conditioning in the apartment

The more I play at these conversations th more infuriated I get I don't give a f*** is the point
I'm at luckily I don't need to rent the apartment it's just nice to have the extra$$

If you're looking for a new tenant, my co-worker is looking. She'd be a great tenant. Very hard working and low drama. She has a teenage son, who is a great kid, and a very well behaved dog.

Re: rent increase?

I rented for years on my own. 3 years in one spot (no lease) and 2 in another (no lease) never an increase in either. It when I was moving out of both spots, I had found them new tenants and that’s when the landlord told me to tell them it’s $50-$100 more per month then I paid. Obv left on good terms and also left these places much nicer then when I found them!

One was a small 4 family building in Brooklyn and the other was a private house in east meadow.

Before moving out on my own, I rented a my family at one spot for close to 10 years. I think they raised us twice the entire time. We paid on time, good tenants, again.. fixed the apartment up on our own (with their knowledge of course)

In general I think it’s kinda sucky to raise rent ever year. A lot of People rent because they can’t afford to buy. If you have an excellent tenant - think about how much that $25 a month will really help you and how much it can hurt them then make a the decision

To the OP - if she’s an asshole, let her leave. She’s not worth the hassle. But if you get a good one in there next, hold on to them lol

After I saw my tenants reaction I told her to forget about it and she flipped out threaten to call the town telling me a horrible as hell cheap and I have ordasity plus to clarify things when she came to rent the apartment it was agreed it was 1725 I took off the $25 so I gave her a year reprieve and honestly I didn't care about the lease but she says no one in their right mind would ever pay rent to someone who does not have a lease ali she was the one who insisted so with her bugging me with a lease she's held the lease is so important so I raised her
otherwise like I said I had tenants for 6 years no lease no rent increase

I have a really hard time reading posts with no capitalization or punctuation, so honestly I just skimmed it because I can't make heads or tails of it. But I got the gist and I would not renew her lease. Sounds like more trouble than it is worth.

Just a piece of advice...if you ask her to leave and she doesn't do so after the first month and stops paying you rent, start the eviction process immediately. It is so much easier and faster if you do it immediately after 30 days of non-payment. The days where the tenant stays for months without paying rent are over.
