Cost to former cape

Hi, I'm currently in a cape (2 bedroom and 1 bath down, 2 bedrooms up). We're thinking about adding a bathroom upstairs and/or a dormer.

Has anyone here done this? I know the cost is SO different between the two options but if anyone could share estimates I'd appreciate it!!

Honestly - there's a big difference between adding a bathroom and dormering. Do you already have the space to add the bathroom? If not, then you HAVE to dormer as code has changed tremendously and you can't just add a back bump out for a bathroom anymore.

We just went through this process. We also had a cape and had 2 BR upstairs with no bathroom. We added 3 BR and bathroom upstairs. Our MBR is large and the bathroom is large, our walk in closet is over our garage.

I don't know - I believe it's Nassau County, not sure about Suffolk. I'm in Nassau. It can't hurt to check though! I'm going by what my contractor and architect had told me. When we were talking about what to do, they told me what types of dormer or half dormer were allowed now and the back bump is a no no. As are the ones where it is sort of cut in to the roof line with the bump back (not the doggy dormers ones, but they look more flat.)

Nassau is a county not a town. The town such as Hempstead, North Hempstead, Oyster Bay, or village would give you the regulations on what can or can't be done.
Not sure what you are talking about "back bump out is a no no".

Yes - thank you - I know Nassau is a County and there are many townships which reside in Nassau County, hence my use for the whole COUNTY of where I live.

As for the Bump Back - I'm talking about below - that is no longer allowed as per my contractor and architect last year.
