How long did it take your house to sell?

We are putting out house on the market sometime this spring. For those that sold recently, how long did your house take to sell?

way too many factors to determine that

every town is different- the main factors are

Price - if you over price the house- it will sit longer and you will get less then if you priced it right

Taxes- are they low or average for the are and in keeping with the value of the home- example a $350K house with $13K in taxes will price that buyer out of the house

school district- not to start a debate- but a good value in a good school district will go faster


how many bedrooms- 3 or 4 will sell quicker then 2

how many baths- I find over $300k most buyers want at least 1.5

condition/over all appearance- how does it look, are the pics professional and present the house in the best light

I only use professional photos - in my mind taking the time to put the listing out right will get more buyers to see the house and that raises our chance at the best and highest offer

I agree with Beth that a lot if factors go into how fast a home sells, so you really can't derive too much info of value from other people's sales experiences.

Agents can look at "days on the market" stats for comparable homes to yours in your area. Every house is unique, and certain aspects of the house or the circumstances of a sale, can make a home stay on the market longer than average (or sell more quickly than expected), but at least you can get a ballpark idea.

However, keep in mind that the market will shift over time. So the market conditions we are seeing now in October will likely change by spring. For example, I am finding that inventory is down in a lot of areas now, but there may be an influx of houses on the market in early spring that will give buyers more options and sellers more competition, which will likely impact "days on market" stats.

It took me 2 1/2 years and 3 realtors to get the job done. Our caveat is that our house required a specific buyer. It wasn't a typical home so we had a much smaller pool of buyers to work with. My perspective is this:

1. Be realistic about the going rate for your house and price it where it should be. My first realtor overpriced the house and we got almost no action. We asked her to reduce the price and she said we were selling ourselves short. She was a real idiot. See below. Once the house was priced right by our second realtor, we had a lot of action.

2. Get a GOOD realtor. My first realtor helped DH buy his first house so he felt loyalty to her. She was a sociopath. Our second realtor was better but he was flakey. The third realtor was an independent so I was worried about using a small, local realtor but she was really nice and seemed normal so we gave her a try. She worked the hardest and did everything she could to get that house to sell. I had nonstop action and she brought me several offers.

3. Find out about how they advertise. Make sure you find out if they will do open houses. I know they tell you that, statistically, open houses really don't help but all offers that we got came from open houses and we found our house and 2 others we put offers in on through open houses. Most of my friends have found their properties through open houses too. My realtor did open houses about every 4-6 weeks. See if they have a bank of former, current, future contacts that they blast email about your listing. Ask if they advertise in that little book you get at the grocery store or in the local town paper. Meet with several realtors and read reviews of them. Ask for references.

We sold this past spring. Our house sold in 1 day despite being in a high price range. Our town had low inventory and it was a competitive market. The house we purchased ended in a bidding war and we were significantly above asking.

I know there are a lot of different factors. We have a 3br/1bath ranch in central Nassau. All the big-ticket stuff was updated. Small-ish yard, but we've had parties and it's fine. It would be perfect for a young couple starting out. Good SD. I plan on pricing it aggressively and I'm keeping track of what homes in the area are selling for. Keep fingers crossed...

Now... how/when should I start looking for an agent?

I can help! I think the best thing to do is set up a consultation with an agent (or even a few agents) to get their opinion on value/pricing, get information such as average days on market in your area, find out if there are other things that they recommend before putting your home on the market (e.g., do you have any C/O issues? Does anything need repair?). That would also be an opportunity to find out from the agent how they work and what services they provide (e.g., marketing).

Even if you are not quite ready to list, it's good to gather the info now. Sometimes when I meet with a potential seller, they will call me back one or two YEARS later when they are ready! So it's not uncommon to have agents come in even though you don't intend to put your home on the market right away.

I work all over Long Island. I can of course provide references/testimonials from recent seller clients and examples of my listings (and the single property websites I create for each of my listed homes).

Let me know if I can help. I am very low-pressure and approach real estate more from a client counseling standpoint (since I am an attorney), not a high pressure sales pitch!

East Meadow. We like the area. There are tons of young families and an easy commute into the city. We want to stay in the town or in the immediate surrounding area.

We sold this past spring. Our buyer made an offer above asking the day the listing went up. We got multiple offers the day of our first open house. So we went from listing to sold in just about sixty days. This was north western suffolk. The factors that worked in our favor were-- professional pics, declutter and sprucing up, and the house was competitively priced thanks to our wonderful realtor.
