We took over his parents house last year. We did an in family transfer because they were in so much debt. Our intention was to renovate this year & make a legal mother daughter.

But circumstances with them have changed our minds. They have been less then cooperative in cleaning up & getting rid of the junk. They don't even clean up the kitchen or bathroom after themselves on a daily basis.Chat Icon

Pricing it right would be an option if I thought anyone would buy itChat Icon It's in REALLY bad shape. The house is run down to say the least. Picture like a forclosure. Nothing it doesn't need........kitchen is falling apart, bathroom needs more the updating, electric, plumbing, insulation, windows (ALL of them), hot water tank & the list could go on!

The best parts of the house are the basement (because we renovated it 5 years ago to make a apartment....it has no bathroom & it does not have an outside entrance) and the yard. We redid the yard last summer with a new back step & patio (in pavers) & a new PVC fence.

I half think to get them to straighten it up would be such a struggle. Then the other half thinks that who the h e l l would look at this house & buy it Chat Icon

What town is it in? We buy houses like that as investments. How many BR's & baths?
Sorry things are not working out.

1 Bathroom

Me too as far as things not working. We would love to stay..........but to get his parents their own place & keep the house ourselves I think is completely unaffordable. It needs major renovatingChat Icon

If it is priced right it will sell.. .there are people who looked to buy properties in need of renovating for investments. There are some who also want to buy properties like that to renovate and live in themselves.

Thanks everyone!

We would LOVE to stay. But I can't figure financially how we could give them the $ they should have gotten from selling the house if they had done that instead of transferring to our names, renovate to make it livable for us & still afford it.

I know we are capable of doing a lot of the work ourselves, but I feel like a ticking time bomb..........DH graduates in May with his Masters & I want to TTC startingthis summer. I will NOT compromise on that anymore..............I have waited long enough for that!

And I know how long renovating a house the right way could take.........being pregnant & doing all that at he same time would crazy I think besides the $ issueChat Icon

I would list it around 10,000 less than the avg asking price and list it as as-is, perfect for investor.

there are a few wholesale buyers on LI that will buy it in one day if you are willing to let it go at a super low price.
You can also have a one day auction. set a reserve & start the bidding at $250,000. however if you want to sell it fast in the condition its in, the reserve price will have to be way below that appraisal. chances are it wouldn't appraise for that much today just based on the current market.
I talked to my DH & we would need to buy it for so much less than your appraised amount in order to make it work.
Do any of the neighbors know you're thinking of selling?
Often nice little neighborhoods like yours have lots of family members waiting for a fixer to become avaiable. You might be able to make a quick private deal to a neighbor's relative.family matters always complicate things, I hope things work out well for you & your DH.
